How a flat roof survey works in Rainham
Ponding is frequently the first sign that something on a flat roof is not right. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. We record where water sits, check the outlets and look for dips that suggest deflection. Where the deck may be a structural issue, our report says a structural engineer should look at it. Typical surveys look at blistering in felt or asphalt and damaged trims at the roof edge, across GRP fibreglass, upstands and outlets and mastic asphalt.
Water getting through a flat roof in London can travel under the covering and appear some way from the hole. Outlets, upstands against parapet walls and joins with the main roof are frequent culprits. In a converted house in Rainham, the roof above may belong to the building rather than one flat.
Every survey ends with a written report, with photos, sent by email. It sets out the condition of the flat roof, any defects and our written recommendations.

Rainham: your questions answered
Will parking be an issue for a roof survey in Rainham?
London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.
Do you cover Rainham?
Yes, Rainham is within the area we cover. We cover the whole of London and South East England. You can phone 07833 053749 or drop us an email with the address and a few details.
How experienced are you?
Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.
What’s in the survey report?
It works through the roof part by part, in writing and with photos, and ends with what we recommend. Points are put with the most urgent first where relevant.
Will I get photos?
Yes. We photograph the roof as we go, and the report uses them to show each finding.
How long is the visit?
Expect it to take roughly 1–2 hours for most houses, though large, tall or awkward roofs take more time. You’ll then get the report by email.
Do you look for flat roof leaks?
The survey covers the covering and all the details where leaks typically begin, recording anything that could let water through. Where the source isn’t obvious, a roof leak investigation or electronic leak detection may be the next step.
Do you need a flat roof survey in Rainham?
Every flat roof covering has a working life. Felt roofs often last around 15 to 20 years, EPDM frequently 30 to 50 years and GRP up to about 30, although how well it was laid and looked after matters a great deal. We can tell you how your roof is doing, whatever its age.
It is worth booking a survey if you’ve seen:
- Dips that suggest the deck is deflecting
- Leaks around rooflights
- Splits and cracks in the covering
- Pools of water lying on the roof
If you live in an older home near Church of St Helen and St Giles, the flat roofs on later extensions tend to wear out long before the main roof.
Questions to ask before booking
- Their drone registration, if they fly one
- Is there a chance to talk the report through?
- Whether the inside of the roof is included
- Is VAT included in the price?
Rented homes, blocks and businesses
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it when you book and we’ll plan the survey around it.

Flat and commercial roofs around Rainham
Rainham Hall, about 0.2 miles west, is one of the historic houses in the wider area around Rainham. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. If your home in Rainham is one of them, bay roofs, hips and later dormers each have their own details. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.
For a London address like Rainham, it’s useful to know about controlled parking before the day. For site and facilities teams at buildings such as Rainham Village Primary School, a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail.

What we do, step by step
Once we’ve finished looking, we write up our findings in a report with photos, sent to you by email. As for time on site, most surveys take about one to two hours at a typical home, while a commercial roof takes nearer three to four hours. For a visit in Rainham, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from ground level, from windows, from inside the roof space and from the roof where it is safe.
- First you give us the address, what the roof covers and any leaks you’ve noticed.
- We look at the roof from wherever it can be seen safely.
- Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
- Where there’s safe access, we check the ceilings and spaces below for signs of water.
- You get a photo-illustrated written report and our recommendations.
Before we arrive
- Find any records of previous roof work
- Point out any leaks or damp patches
- If you’re buying, check with the agent that we can get in

What we look for on each type of roof
Single-ply membranes
Many offices, units and newer flats have a single-ply PVC or TPO roof. We check the welded laps, the edges, the fixings and any punctures.
Mastic asphalt
Older asphalt can become brittle and crack as the roof moves. We note where this is happening and how widespread it looks.
Why get it checked now?
A survey can show whether a whole new roof is needed or whether the problems are in a few places. Sometimes a few details are to blame, and sometimes the covering has simply had its day. The report sets out what we found, so you can make that decision with a roofer. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. When the stain finally shows, the damage underneath is frequently older than it looks.
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 including VAT. We will tell you which package suits the questions you have.
Why us?
- Satisfaction rate of 98%

Can I check my roof myself?
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.
