About our thermal roof survey in Rainham
We present each thermal image next to a normal photo of the same area, so it’s easy to see which part of the roof each one shows. Each one comes with an explanation, the moisture readings and our recommendation. With a Premium Survey, the report reaches you the same day. You can talk the findings through with us at the in-person consultation. A follow-up 12 months later is included too. If you’ve noticed damp where roofs meet walls and chimneys and leaks far from where the stain appears, a survey will tell you what’s going on, on loft conversions, pitched roof slopes and ceilings below the roof alike.
Many London roofs are hidden from the pavement: butterfly roofs behind parapets, dormer tops and flat roofs over back additions. Drone photos and thermal images can show parts of a roof that are hard to reach safely. The weather decides the day: both drones and thermal cameras need the right conditions. What a thermal image shows is temperature, so anything that looks like moisture is checked with a meter.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Landlords, agents and block managers in Rainham
Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Mention it when you contact us and we will plan the survey around it.
Letting agents can arrange access with tenants. Surveys run on weekdays, Saturdays and Sundays, which can make access easier.

Why get it checked now?
Before replacing a large flat roof, it is useful to know how much of it is actually wet. Images backed by moisture readings show where problems seem to be before you spend. In Rainham, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.

What you can safely check yourself
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.
When you need someone else
Some things cannot be seen without opening up the roof, and that sets some limits:
- The condition of timbers we cannot see
- Whether the deck or roof structure is strong enough
- Confirming water without moisture readings
If in doubt, call 07833 053749 or send us an email and we’ll recommend the right survey before booking. What our survey covers.
What we check
- Commercial roofs
- Flat roofs
- Loft conversions
- Ceilings below the roof
- Pitched roof slopes
- Insulated roof spaces
Rainham: your questions answered
Will parking be an issue for a roof survey in Rainham?
Parking in Rainham, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when booking.
Is drone flying allowed in Rainham?
That depends on where the roof is and on the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Before any flight, we check the Drone Safety Map for airspace restrictions. A small drone cannot fly safely in strong wind or a downpour, though the rest of the survey goes ahead either way.
Does the report include photos?
Yes. Photographs are taken throughout the survey, and they go into the written report.
Is thermal imaging good for finding leaks?
It can help narrow down where water may be getting in. Water can travel under a covering before it shows inside, and temperature patterns can help follow it. It’s used alongside a close inspection and moisture readings because the camera cannot confirm water on its own.
How soon will I get the report?
That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.
What will the report tell me?
A photo-illustrated written report, covering the condition of the roof, the defects we found and what we recommend. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.
Is this a RICS survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Airspace, weather and Rainham roofs
Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Where a roof is steep, tall or hard to see from ground level, drone photos and thermal images add detail.
With Rainham Hall about 0.2 miles west, the area around Rainham has a long history. Older roofs nearby can be steep and hard to see from ground level, and a survey from the air or with a thermal camera doesn’t touch the roof itself. If you live in an older home near Church of St Helen and St Giles, older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help.
Rainham is about 4 miles south of Romford, in Greater London. Rainham is part of the area we cover across London and South East England. Rainham is one of the places in Greater London we cover for thermal roof surveys. London is in our area too.

What’s near Rainham
Typical jobs here are in homes near Harris Academy Rainham, The Chafford School and The Phoenix pub, among other places. There is a railway station in Rainham itself: Rainham (Essex) station. Nearby you’ll also find St George's Hospital (2.3 miles north-east) and Erith Museum (2.6 miles south). Not far away are Ingrebourne Marshes.
What happens on the day
There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. The survey itself takes between one and two hours for most homes, plus time to check any thermal findings with moisture readings. From the street, a London terrace usually shows only its front slope or parapet, so in Rainham we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Let us know who holds the keys.
- You tell us about the roof and any damp, leaks or cold rooms.
- The weather and surface conditions are recorded.
- We inspect the roof and take thermal images during the same visit.
- Moisture readings are used to check what the camera shows.
- The Premium report reaches you the same day, and we go through it with you in person.
Before we arrive
- Show us where any leaks or stains appear

What we’re asked to look at in Rainham
Once a leak has been fixed, people frequently ask whether the roof is still wet. A thermal survey with moisture readings can show whether wet areas remain when the conditions on the day are suitable.
Problems we come across frequently include:
- Missing or slipped insulation
- Areas losing heat at the eaves and junctions
- Areas of a flat roof that may hold water
- Moisture around outlets and upstands
Take a building like Rainham Village Primary School: big roofs are where photos from the air and thermal images show the most at once.
