About our thermal roof survey in Elm Park

Our Premium Survey, from £400, brings together a full roof inspection and thermal imaging. It also includes a drone inspection where it applies, a structural analysis and a same-day report. There’s an in-person consultation as well, plus a follow-up 12 months later. To book, just call 07833 053749 or use the contact form with the address and what you’ve noticed. Larger commercial roofs are quoted for their size. We survey flat roofs, commercial roofs and ceilings below the roof, and the problems we’re asked to look at most are leaks far from where the stain appears and damp that repairs haven’t cured.

In London’s terraces and conversions, roofs are packed close together, so privacy and neighbours matter as much as the view. We take care to focus on the roof we have been asked to look at. Tell us about the building and access when booking. Steep slopes, tall chimneys and rear additions are where the extra view helps most.

The report records the roof as we found it on the day. It is useful right away, and a good reference for later.

What we can’t see

Every survey has limits, and it’s better to know them up front. Keep these in mind:

  • What’s inside walls or under coverings, without opening up
  • Clear results when the conditions on the day are poor
  • Structural calculations, which need a structural engineer

If in doubt, ring 07833 053749 or send us an email and we will recommend the right survey before booking. What a survey covers and doesn’t.

Roof types and parts we check

  • Loft conversions
  • Pitched roof slopes
  • Flat roofs
  • Ceilings below the roof
  • Commercial roofs
  • Insulated roof spaces

Common roof problems in Elm Park

After a long-running leak, insulation under a flat roof can stay wet. Knowing how much of the roof is affected helps decide between a local repair and more. Thermal images and moisture readings together can show the likely extent.

Common reasons to book include:

  • Leaks that are hard to trace
  • Stains that keep coming back
  • Areas losing heat at the eaves and junctions
  • Cold areas below the roof

Rainham Hall, about 2.1 miles south, is one of the historic houses in the wider area around Elm Park. For older roofs nearby, a look from the air or with a thermal camera is a hands-off way to check condition.

Before booking anyone

What to expect from a roof survey

Roof by roof

Loft insulation

The difference is clearest when the home is heated and it’s cold out. We explain in the report how the conditions on the day affected what we saw.

Pitched slate and tile roofs

Inside the roof space, thermal images can help with damp around stacks, valleys and roof windows. We check any patterns with moisture readings.

Thermal roof surveys around Elm Park

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Where a roof is steep, tall or hard to see from ground level, drone photos and thermal images add detail. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

Shop and office owners around The Brewery may find that a commercial roof can be photographed from above without anyone walking on it. Take an older house close to St Nicholas Church: tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Elm Park is about 2 miles south of Romford, in Greater London. We carry out thermal roof surveys in Elm Park for houses, flats, blocks and commercial buildings. Our area takes in places right across Greater London, large and small. You can also see our page for London.

Postcode districts we cover here for thermal roof surveys: RM12 and RM13. Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Tips that help

Here are a few things we’d tell any owner:

  • Leave the roof to people with safe access
  • Talk to us about the weather when booking
  • Keep a record of when stains appear
  • Check outlets after heavy rain

If you’re buying, the report gives you specific points to raise with the seller or agent. It is your decision how to use it, whether you ask for work before completion or discuss the price.

After repairs or a new covering, a later survey can confirm things are dry in suitable weather.

How the survey works

Photos are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe. A typical visit takes about 1–2 hours for a house, and more on a big or complicated roof. In Elm Park, as in much of London, plenty of properties are flats or terraces without side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents as you book.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it’s safe.
  3. Thermal images are taken across the roof and, where there’s safe access, in the loft.
  4. Patterns that stand out are checked with moisture readings.
  5. Each image is set beside a normal photo and explained in the report.

Getting ready for the survey

  • Make a note of anything you’d like us to look at
  • Buyers: confirm access with the estate agent or seller
  • Clear the way to the loft hatch

Elm Park questions

Is drone flying allowed in Elm Park?

That depends on where the roof is and on the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. The flight also waits for calm, dry weather, and the rest of the survey doesn’t depend on the drone.

Will parking be an issue for a roof survey in Elm Park?

It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.

Is thermal imaging included in your surveys?

Our Premium Survey, from £400, includes thermal imaging. An in-person consultation and a follow-up 12 months later are included too. Larger commercial roofs are quoted for their size.

What can thermal imaging tell me about my roof?

The camera records how the surface temperature varies. Those patterns can point to trapped moisture, missing insulation or heat loss. We check what it shows with moisture readings.

Is this a RICS survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

What does the report include?

It sets out what we found, why it matters and what we recommend, backed by photos. It also says if any part of the roof couldn’t be seen safely.

Will the survey show heat loss through my roof?

Thermal images can suggest where heat is escaping and where insulation may be missing. We don’t give energy ratings or heat loss calculations, but the images show where improvements may help.
