Elm Park roofs and the weather

Rainham Hall, about 2.1 miles south, is one of the historic houses in the wider area around Elm Park. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Different coverings let water in at different points, which shapes where the search starts.

For landlords with property near Emerson Park station, tracing a leak quickly matters when a tenant is living with it. For site and facilities teams at buildings like Elm Park Primary School, a leak through a large roof is often found some distance from where the water shows inside.

Elm Park is about 2 miles south of Romford, in Greater London. Roofs in Elm Park get the same thorough look as anywhere else in Greater London. We cover towns and villages across Greater London, large and small. We also survey roofs in London.

Roof leak investigations for homes and businesses in Elm Park

Some leaks only appear in certain weather. Driving rain from one direction, melting snow or a gutter that overflows in a downpour can all set it off. Notes on when it leaks, and what the weather was doing, help us, along with any photos you’ve taken. Even on a dry day, a leak usually leaves clues: stained timbers, tide marks and damp underlay. Moisture readings show where materials are still wet. If you’re worried about damp on a chimney breast and water through the ceiling under a flat roof, a survey will tell you what’s going on, on chimney stacks, the roof space and lead flashings alike.

In London, leaks often start somewhere hidden: a butterfly roof’s central valley gutter, a parapet gutter, a chimney flashing or a flat roof over a back addition. For a leak or storm damage in Elm Park, those hidden details are where the inspection begins. A hidden gutter that overflows can send water a long way before it shows.

After the visit, you get a report with photos, emailed to you. It explains the condition of the leaking roof, the defects we found and what we recommend.

How it works

The visit has one job: to look at the leaking roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It usually takes about 1–2 hours, more where the leak is intermittent or the roof is large. Surveys in Elm Park can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. We start with your notes and photos of the leak.
  2. Inside, we check the stain and the ceiling around it.
  3. From the loft space, we trace the water’s route where there is safe access.
  4. We inspect the likely entry points outside, from ground level, windows and the roof where safe.
  5. You receive a report with the likely source, photos and recommendations.

Before the survey

  • Make sure the loft hatch can be reached
  • Point out any leaks or damp patches
  • Mention any parking restrictions on your street

How to book

If you are buying, it helps to book soon after your offer is accepted, so there’s time to use the report before exchange. Otherwise, simply phone 07833 053749 or email us whenever suits you.

FAQs for Elm Park

Do you carry out roof surveys in Elm Park?

Yes, Elm Park is one of the places we work. The survey and report are the same in Elm Park as anywhere else.

Can parking be tricky for a visit in Elm Park?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot.

How experienced are you?

Over 20 years and more than 5,000 surveys, across London and South East England.

Can you always find the source?

Not always, and we’ll be honest about that. Water can travel a long way, and some leaks only show in particular storms. Where the source isn’t certain, we list the likely routes in order.

Will you check the loft?

If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Does this replace a RICS home survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Why is not the leak directly above the stain?

Rain that gets in will run along whatever it lands on. On a flat roof it can travel under the covering before it shows. Following that route is what our investigation does.

Should I look at the roof myself first?

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking, as it helps us focus the survey.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Why get it checked now?

If a leak has been ‘fixed’ before and has come back, the cause was probably missed. We look past the obvious spot and check each likely route. That is often what breaks the cycle. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly, rather than in a rush after a leak.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.

Common roof problems in Elm Park

Blocked gutters can look like a roof leak. Parapet and box gutters are the worst for this, since a blocked outlet sends water over the lining and into the building.

Problems we come across often include:

  • Water that shows only in certain storms
  • Stains around a skylight
  • Damp underlay across a wide area
  • Damp ceilings under a flat roof

Shop and office owners around The Brewery may find that a quick answer on where water is coming in keeps a business running.

Choosing a roof surveyor

  • Are they insured for the work?
  • Will they check the loft as well as the outside?
  • How long they’ve been surveying roofs
  • What they won’t be able to tell you

What’s in a roof survey

When you need someone else

Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:

  • A promise to find every leak on a single visit
  • Water from pipes, tanks or heating systems
  • What’s under the covering or behind the plaster

If in doubt, call 07833 053749 or drop us an email and we’ll point you to the right survey. What a survey covers and doesn’t.

Roof by roof

Flat roof upstands and outlets

On a flat roof, a leak can show some distance from the split. Moisture readings and thermal imaging can help narrow it down where conditions suit.

Chimney stacks

A stack has several possible ways in for rain. Each is checked from every safe vantage point, and look for damp on the breast inside.
