About our flat roof survey in Elm Park
Each type of flat roof has its own weak points. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Knowing what you have and how it’s doing helps you plan what comes next. We survey mastic asphalt, EPDM rubber and single-ply membranes, and common reasons people get in touch are loose or cracked edge trims and standing water left after rain.
London has a lot of flat roofs: rear additions, dormers, roof terraces and the roofs of blocks and offices. Coverings range from felt and asphalt to EPDM rubber, GRP fibreglass and single-ply membranes, and each fails in its own way. Which one is on a roof in Elm Park shapes how it’s checked. Many older flat roofs are felt or asphalt, and many newer ones EPDM rubber or GRP.
It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Elm Park questions
Do you carry out roof surveys in Elm Park?
We do. The survey and report are the same in Elm Park as anywhere else.
Can parking be tricky for a visit in Elm Park?
London parking needs a little planning, so let us know about permits, bays or a driveway as you book. The visit is then planned around what’s available.
How quickly is the report sent?
Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, let us know when you book.
Do you take photos of the roof?
Yes, plenty. Each finding is shown in a picture where possible, which makes the report easy to follow.
Will you check the loft?
Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.
How experienced are you?
We have completed more than 5,000 surveys, over more than 20 years, and 98% of customers are satisfied.
What’s in the report?
It explains what we saw, what it means and what we’d suggest, backed by photos. Anything we couldn’t see safely is noted too.
Flat roofs in Elm Park
In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops. Rainham Hall, about 2.1 miles south, is one of the historic houses in the wider area around Elm Park. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.
If you own one of the older houses in the streets near St Nicholas Church, the joins between later flat roofs and the old walls are where problems normally start. If you look after a building such as Elm Park Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. Landlords with a home close to Emerson Park station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies.
Elm Park is about 2 miles south of Romford, in Greater London. Elm Park is part of the area we cover as part of our work across London and the South East. Our Greater London coverage includes Elm Park and the places around it. London is in our area too.

What else we do in Elm Park
What happens if roof problems are left?
If you’re buying, find out about the flat roof before you exchange. After that, the cost of any work is yours. A report gives you facts to put to the seller or agent. In Elm Park, as across London, an overflowing gutter soaks the wall below, which can lead to damp inside. A blocked outlet ignored for a winter or two can mean damp walls inside.

Take a look at what a roof survey costs and what we found on two real jobs.
Before and after the survey
A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:
- Never stand on rooflights or fragile sheeting
- Keep people off the roof unless they need to be there
- Note the date and type of any roof work
- Note any new marks on ceilings beneath the roof
You can use the report to ask roofers to quote for the same work. Because everyone is pricing the same findings, the quotes are easier to compare. You stay in control of who does the work and when.
Clear leaves and silt from outlets and gutters, above all in autumn. A flat roof that drains well wears much more slowly.
How it works
Safety comes first on every visit. We inspect everything that’s safely in view, and if part of the roof can’t be seen, the report says so. Most visits take an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Surveys in Elm Park can be booked for any day of the week. London parking is frequently by permit or pay-and-display, so it’s useful to know what’s near you. Upstairs rooms at the back are useful too, as they frequently give the best view of a rear addition.
- First you give us the address, what the roof covers and any leaks you’ve noticed.
- We view the roof from ground level, from windows and from the roof where it’s safe to do so.
- We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
- Inside, we look for damp and staining under the roof where there is access.
- We send a written report with photos, the defects we found and what we recommend.
Preparing for the visit
- Show us where any leaks or stains appear
- Find any records of previous roof work
- Leave a clear route to the loft

What we look for on each type of roof
Mastic asphalt
Asphalt has no laps, so its weak points are cracks and the skirtings at walls and upstands. We record any crazing or splits and where water may be getting in.
GRP fibreglass
GRP roofs are laid as a resin and glass-fibre layer over boards. The survey checks for cracking at board joints, at the edge trims and where the roof meets walls.
When you need someone else
We only report whatever is safely visible on the day, so some things are outside what a survey can do:
- Fragile surfaces, which we do not walk on
- What’s under the membrane without opening it up
- Structural calculations, which need a structural engineer
