Landlord roof surveys for homes and businesses in North Ockendon

Who pays for roof work on a block depends on the lease. We do not give legal advice on leases but we can give you an independent record of the roof’s condition. That can help when owners, freeholders and agents need to agree what happens next. The report sets out what we saw, with photographs and recommendations. If you’ve noticed mortar falling from ridges and verges and damp or stains in top-floor flats, a survey will tell you what’s going on, on rented houses, flat roofs on blocks and gutters and downpipes alike.

London has Victorian and Edwardian terraces in almost every borough, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails frequently give out first and let slates slip. In North Ockendon, as across London, that’s why a roof needs a careful look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.

What you get is a clear record of the let or shared roof on the day we saw it. That makes it useful now and a handy reference later.

Different roofs, different checks

Shared chimney stacks

A leaning or cracked stack on a shared building affects more than one owner and the report helps with that.

Flat roofs on blocks and rear additions

Flat roof outlets frequently clog, and standing water follows. We check them as part of the survey.

What happens on the day

We don’t take risks to get a closer look. We inspect whatever is safely visible, and anything we can’t see is noted in the report. The survey normally takes about one to two hours for most houses, though large, tall or awkward roofs take more time. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. Where that is the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. Access to flats and the loft space is arranged by you or your agent.
  3. Each roof is looked at from safe vantage points and inside where possible.
  4. Every defect is photographed and its urgency noted where relevant.
  5. A written condition report follows to help you plan.

Preparing for the visit

  • Have any paperwork from past roof work to hand
  • Tell us about any leaks, stains or damp patches you know of
  • Check the loft hatch can be reached

Advice

FAQs for North Ockendon

I let a flat near Ockendon station. Can you check the roof?

Yes, landlords and agents are among the people we work for. Just phone 07833 053749 or use the contact form with the details, and we will talk through which survey suits.

How do I find out if my home in North Ockendon is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

How experienced are you?

We’ve completed more than 5,000 surveys, over more than 20 years.

Do you work in North Ockendon?

Yes. We survey roofs in North Ockendon and the rest of Greater London. To book, call 07833 053749 or email us.

Will you go up on the roof?

Not always. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the loft space and a drone where applicable, and the report records anything we couldn’t see.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access as you book.

When to book a survey in North Ockendon

Shared roofs can fall between owners. Each party may assume someone else is dealing with it and work gets delayed. An independent report helps everyone see the facts.

Problems we come across often include:

  • Cracked or lifting flashings
  • Damp or stains in top-floor flats
  • Chimney stacks in poor repair
  • Parapets and upstands in poor repair

For landlords with property near Ockendon station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Questions to ask before you book

  • What follow-up you get after the report
  • How long they’ve been surveying roofs
  • Whether any drone flown is registered with the CAA
  • What they won’t be able to tell you

What to expect from a roof survey

Landlord roof surveys in North Ockendon: local notes

Historic houses like Hare Hall, about 4.5 miles north-west, show how far back building in the area around North Ockendon goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you run a business near Ealing Broadway Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies. As a London address, North Ockendon can be tricky for parking: let us know about parking bays, permits or a driveway as you book, as a space near the door can’t be promised.

What we need to know

A little information up front helps. It helps to include:

Before and after the survey

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Make sure the roof space can be accessed
  • Put urgent roof work at the top of the list
  • File each roof report for future reference
  • Book gutter clearing at least once a year

Questions about who pays under the lease are for your managing agent or a solicitor. What we provide is an independent record of condition to help those discussions.

Encourage residents to tell you about leaks or damp right away. The sooner you know, the smaller the problem normally is.
