About our roof survey in Kelvedon Hatch

Across London and the South East, roofs differ widely. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, and many post-war homes have concrete interlocking tiles instead. We adapt the survey to the roof in front of us. Some older homes have clay tiles, and many have a flat-roofed extension as well. Every part gets the attention it needs. We’re frequently asked to look into leaning or weathered chimney stacks and cracked or blistered flat roof coverings, on chimney stacks, flat roofs and ridges, hips and valleys.

In a village or hamlet like Kelvedon Hatch, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

What we do, step by step

We check the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit normally takes between one and two hours on an ordinary house, with bigger or more complicated roofs taking longer. Older rural homes like those around Kelvedon Hatch can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Before the survey

  • Clear the way to the loft hatch
  • Tell us about any leaks, stains or damp patches you know of

Common questions in Kelvedon Hatch

Can a landlord with a rental near Shenfield station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just phone 07833 053749 or use the contact form with the details, and we will talk through which survey suits.

Is my home in Kelvedon Hatch listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Will the report say how many years my roof has left?

Not as a figure. The report explains the condition of each part and the signs of wear, with recommendations ranked by urgency.

Do you work in Kelvedon Hatch?

Yes. Our area covers London and South East England, and that includes Kelvedon Hatch.

How long does a roof survey take?

On site, it usually takes roughly 1–2 hours for a house, and more on a big or complicated roof. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Will you check the loft?

Typically, if there is one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

Do I need to be at home?

Not always. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.

Prices for roof surveys in Kelvedon Hatch

Several things affect the price of a survey:

  • The use of thermal imaging or a drone
  • Whether it’s a home or a commercial building
  • Chimneys, valleys, parapets and other details
  • Extensions, dormers and garages with roofs of their own

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Getting in touch

There is no need for technical words. Just tell us:

  • Why you want a survey: buying, a leak, a storm or new work
  • Any photos you have, taken from ground level or a window
  • Your postcode, so we can check access and travel
  • When you need the report by

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, ring 07833 053749 or drop us an email with the address and the days you’d prefer.

What you can safely check yourself

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

When you need someone else

To be straight with you, a roof survey has limits:

  • Whether the roof structure meets design loads
  • A promise that the roof will not leak in future
  • Confirmation of asbestos in soffits or cement sheets

If in doubt, ring 07833 053749 or email us and we will suggest the right survey before booking. The full list of what we check.

Roof types and parts we check

  • Flat roofs
  • Natural slate
  • Clay and concrete tiles
  • Chimney stacks
  • Ridges, hips and valleys
  • The roof space
  • Lead flashings

Do you need a roof survey in Kelvedon Hatch?

Slates and tiles often outlast the fixings that hold them. ‘Nail fatigue’ is common on slate roofs: the nails rust and the slates slide. On tiled roofs, battens and pegs can rot.

Typical things we’re asked to look at include:

  • Cracked or blistered flat roof coverings
  • Lifted, split or missing lead flashings
  • Condensation or damp timbers in the loft
  • Worn or blocked valleys

Historic houses such as Ingatestone Hall, about 5 miles east, show how far back building around Kelvedon Hatch goes. If yours is one of the older homes, the roof may have been repaired many times, and the survey records how each part is holding up.

Choosing a roof surveyor

  • Whether the loft space is looked at, where there is one
  • What they won’t be able to tell you
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Is there a chance to talk the report through?

What a roof survey includes

Roof by roof

Concrete interlocking tiles

Ridge and verge mortar on concrete tile roofs can crack and fall away. Loose ridges and gaps in the mortar are recorded.

Clay plain and peg tiles

Clay tiles are common on older South East homes. When pegs or battens rot, tiles slip.

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. In Essex, older buildings are frequently clay-tiled, many with weatherboarding, alongside a good many post-war and newer estates. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.

For site and facilities teams at buildings such as Kelvedon Hatch Community Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you own a rental within reach of Shenfield station, the gap between tenancies is a good time to have the roof looked at.
