What a roof survey looks like in Stondon Massey

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, alongside lots of post-war and newer estates. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.

If you let a flat or house near Shenfield station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Take a building like Doddinghurst Church of England Junior School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

How a roof survey works in Stondon Massey

There’s no single reason to have a roof surveyed. Some have spotted a stain or a slipped slate, while others just want to know where they stand. Whatever the reason, the survey works the same way: we inspect carefully and explain what we see in writing. Visits run seven days a week, so it’s easy to find a day that suits. We survey lead flashings, the roof space and chimney stacks, and people most often book us about ridge tiles that have lifted or moved and torn or sagging underlay.

Older buildings in small places like Stondon Massey may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

Where we can’t see part of the roof, the report says so. You’ll know exactly what was inspected and what wasn’t.

What affects the cost of roof surveys

Prices vary from roof to roof, and it comes down to:

  • How tall the building is and how easy the roof is to see
  • The size of the roof
  • Extensions, dormers and garages with roofs of their own
  • Commercial roofs and larger buildings

A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400, both inc. VAT. You will know the exact price before booking.

What to tell us when you contact us

A little information up front helps. It’s useful to include:

  • How the loft is reached, if there is one
  • Where the property is, with the postcode
  • Pictures of the roof from a safe spot, if you have them
  • Where water is showing inside, if it is

Every survey is priced before it’s booked, so you know the cost up front. Roof survey starts from £150, including VAT. For a price for your roof, phone 07833 053749 or drop us an email.

Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

Signs you need a roof survey in Stondon Massey

What’s under the slates or tiles is as important as the coverings themselves. Breathable membranes only appeared in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Felt that has torn or perished stops doing its job.

It is worth booking a survey if you’ve seen:

  • Cracked mortar along the ridge
  • Worn lead at chimneys and abutments
  • Ponding, splits or blisters on flat roofs
  • Slipped, cracked or missing slates and tiles

Take an older house close to Church of St Peter and St Paul: its chimney, valleys and lead work are likely to be the parts that need attention first.

Questions to ask before you book

  • What insurance they carry
  • What the survey will not cover
  • Whether the loft is part of the inspection
  • Which viewpoints they use to see the roof

What we do, step by step

Safety comes first on every visit. We inspect what can safely be seen, and anything we cannot see is noted in the report. Most visits take an hour or two at a typical home, and longer for a large or complex roof. In a hamlet or village like Stondon Massey, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. You get a written report with photos and clear recommendations.

Landlord and commercial surveys in Stondon Massey

Letting agents and landlords in Stondon Massey book surveys as well as homeowners. The report gives you a dated record of the roof, with photos, useful for planning maintenance.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Different roofs, different checks

Natural slate

Many Victorian and Edwardian houses have slate roofs. Widespread slipping usually points to corroded nails, and we say how widespread it looks.

Flat roof coverings

A felt roof frequently lasts around 15 to 20 years, while EPDM rubber often lasts 30 to 50 years and GRP up to about 30. We check how the covering is wearing.

Questions from Stondon Massey

Will you come out to Stondon Massey?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Can a landlord with a rental near Shenfield station book a roof survey?

Yes, landlords and agents are among the people we work for. You can phone 07833 053749 or email us with the address and what you need, and we will talk through which survey suits.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We look at the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

How experienced are you?

Over 20 years and more than 5,000 surveys.

What’s the best way to book?

It is easiest to ring 07833 053749 or email us. Give us the address and some details about the roof, and we’ll take it from there. We survey on any day of the week.

Can you check whether my roof contains asbestos?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and a specialist asbestos surveyor should check them.

How long does a roof survey take?

On site, it usually takes roughly 1–2 hours for a house; commercial roofs usually need 3–4 hours. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
