Roof surveys for homes and businesses in Noak Hill
We inspect what can be seen safely: from ground level, from windows, from the roof space and from the roof where conditions allow. Premium adds thermal imaging, plus a drone inspection where applicable, for roofs that are hard to see well. All we need from you is access to the property and the loft. Each defect we find is photographed and explained. We are often asked to look into cracked or blistered flat roof coverings and slipped, cracked or missing slates and tiles, across lead flashings, chimney stacks and clay and concrete tiles.
In a village or hamlet like Noak Hill, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.
Every survey ends with a written report, with photos, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

Noak Hill questions
Is Noak Hill within the area you cover?
Yes, Noak Hill is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Is my home in Noak Hill listed or in a conservation area?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Does a roof survey replace a structural engineer?
No. Our survey looks at the condition of the roof, and the Standard and Premium packages include a structural check. It isn’t a structural engineer’s report and doesn’t include calculations.
Can you survey in bad weather?
Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We will rearrange with you if the weather isn’t right.
How long does the visit take?
On site, it typically takes between one and two hours at most homes, and longer for a large or complex roof. Report times depend on the package.
Will you check the loft?
If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.
Can you survey a roof I share with a neighbour?
Yes, we inspect your part of the roof. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are checked from your side.
What happens on the day
After the inspection, everything we found is written up as a photo-illustrated written report, emailed to you. On timing, most surveys take between one and two hours on an ordinary house, and more on a big or complicated roof. Somewhere like Noak Hill needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.
- We help you choose a Basic, Standard or Premium Survey.
- On the day, we start by hearing what you’ve noticed.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Extra checks are carried out where your package includes them.
- The report is emailed with findings and recommendations.
Before we arrive
- For a flat or shared roof, check access with whoever owns or manages the building
- Make a note of anything you’d like us to look at
- Leave a clear route to the loft

What this survey cannot tell you
Every survey has limits, and it is better to know them up front. Bear these in mind:
- What’s under the slates, tiles or felt
- How the roof will behave in every kind of weather
- The condition of the rest of the building (that is a RICS home survey)
Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you before you book. What our survey covers.
What this survey covers
- Clay and concrete tiles
- Flat roofs
- Chimney stacks
- Ridges, hips and valleys
- The roof space
- Lead flashings
- Natural slate
Leave it or get it looked at?
Hidden gutters and valleys can fail without warning. When they do, water comes straight into the house. A survey checks them while they’re still dry. Older cottages and farmhouses around Noak Hill can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

Should I look at the roof myself first?
Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking.
Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
Useful tips for Noak Hill property owners
You don’t need to be a roofer to help. What helps most:
- Gather any paperwork for past roof work
- Check the roof from ground level after storms
- Do not climb onto the roof yourself
- Clear the loft hatch area before we arrive
File the report with your other home documents. It gives you something to compare against later, and it can help when you sell.
Every so often, look in the loft space with a torch, keeping to boarded areas. Look for water marks, damp wood and chinks of light. Take photos of anything that changes.
What affects the cost of roof surveys
Several things affect the price of a survey:
- How big the roof is
- Building height and the viewpoints available
- The number of roofs, including extensions and garages
- Whether it’s a home or a commercial building
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Roof survey starts from £150, including VAT.
Getting in touch
There’s no need for technical words. It is enough to let us know:
- Where any leaks, stains or damp patches show inside
- The property’s address and postcode
- What’s prompted the survey
- Any deadline, like an exchange date
Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, phone 07833 053749 or email us with the address and the days you’d prefer.
What a roof survey looks like in Noak Hill
In Essex, older buildings are frequently clay-tiled, many with weatherboarding, alongside lots of post-war and newer estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.
If you run a business near The Mercury Mall, a dated report on the roof is useful for planning and for any lease discussions. If yours is one of the older homes in the streets near Church of St Thomas, its roof may have old fixings, lead flashings and chimneys that need a closer look. Living close to Dagnam Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.
