How a roof survey works in Coxtie Green
Good roofs last decades, but their parts wear at different rates. Slate often lasts a century or more, and tiles commonly half a century, but the fixings and underlay beneath them often give out sooner. We tell you which parts are ageing and which are sound. Knowing that helps you plan work before it becomes urgent. We survey the roof space, flat roofs and chimney stacks, and people most often book us about ridge tiles that have lifted or moved and valley linings that have cracked or split.
Some older homes in villages like Coxtie Green are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What happens if roof problems are left?
A small roof defect normally gets bigger. A single gap lets water onto the timbers underneath, and damp timber slowly weakens. Finding it early keeps the work smaller. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.

What we cannot see
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- What’s under the slates, tiles or felt
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- The condition of the rest of the building (that is a RICS home survey)
If in doubt, ring 07833 053749 or send us an email and we’ll point you to the right survey before booking. What our survey covers.

Coxtie Green homes and their roofs
Hare Hall, about 4.3 miles south-west, is one of the historic houses in the wider area around Coxtie Green. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.
If you let a flat or house near Brentwood station, the gap between tenancies is a good time to have the roof looked at. The streets around a church like Trinity Church are often among the oldest in a place, and if you own one of the older houses nearby, its chimney, valleys and lead work are likely to be the parts that need attention first. Anyone responsible for a site like Becket Keys Church of England School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

The survey, step by step
We do not take risks to get a closer look. We inspect whatever is safely visible, and if part of the roof can’t be seen, the report says so. Most visits take roughly 1–2 hours at a typical home, while a commercial roof takes nearer three to four hours. Somewhere as small as Coxtie Green, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- You let us know the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
- Inside, we check the loft space where there is safe access.
- You receive the report with photos and recommendations, prioritised by urgency.
Preparing for the visit

- Have keys ready for side gates, garages or roof access doors

Tips from our surveys
You do not need to be a roofer to help. Here’s what helps most:
- Stay off ladders and the roof
- Ask about a flat roof on an extension or garage too
- Hold on to the report for future surveys
- Let us know about past leaks
Standard includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. You can ask us about anything that is not clear.
Keep gutters, valleys and outlets clear of leaves and moss, particularly after autumn. Use a gutter contractor rather than climbing a ladder yourself. Most overflow damage starts with a blocked gutter.
For landlords and managing agents
Landlords, agents and building managers in Coxtie Green and across Essex can book any of our surveys. For a price for a let property or a block, phone 07833 053749 or send us an email.
Letting agents often book on a landlord’s behalf. We agree a time with the tenant beforehand.
Roof by roof
Clay plain and peg tiles
Clay tiles commonly last 50 years or more. Slipped, cracked and missing tiles are recorded.
Flat roof coverings
Standing water, blisters and splits all point to wear. Upstands and outlets are checked too.
Coxtie Green: your questions answered
Do you cover smaller places like Coxtie Green?
Yes. Coxtie Green is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.
How do I find out if my home in Coxtie Green is listed?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
Will you check the loft?
Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.
What’s covered in a roof inspection?
All the main parts of the roof: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where applicable.
When will the report arrive?
That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We send it by email.
Do you carry out surveys on Saturdays and Sundays?
We survey on any day from Monday to Sunday, during the day. Let us know your preferred days when booking.
Does someone need to be in?
That depends on the survey. For inside areas and the roof space, someone has to give us access; we’ll agree the details as you book.
