Roof survey in Cross End: what you get

Our report is written in plain English, not jargon. Every issue comes with photos and a written recommendation, and where it’s relevant we say what’s urgent and what can wait. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. Premium adds thermal imaging, a drone inspection where applicable and a same-day report. Reports are sent by email. We survey lead flashings, ridges, hips and valleys and natural slate, and the problems we’re asked to look at most are loose ridge or hip tiles and loose chimney pots.

Somewhere as small as Cross End, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.

The report records the roof as we found it on the day. It is useful right away, and a good reference for later, for instance when you want to check whether anything has changed.

Roofs, chimneys and gutters in Cross End

Older buildings in Essex often have clay tiles and weatherboarding, and plenty of post-war and modern estates besides. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. About 4.7 miles west lies Hedingham Castle, a reminder of how long the area around Cross End has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

For an older house near a landmark such as Parish Church of St John the Baptist, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Cross End is about 4 miles north-east of Halstead, in Essex. Cross End gets the same service as everywhere else we work: a careful inspection, photos and a written report. Cross End is one of the towns and villages in Essex where we work for roof surveys. There is also a page for Chelmsford.

All of CO9 is covered for roof surveys. If you’re just outside Cross End, we cover Alphamstone (2 miles north-east), Lamarsh (2 miles north-east), Bures (3 miles east), Mount Bures (3 miles east) and White Colne (3 miles south). How it works

Once we have finished looking, we write up our findings as a written report with photos, sent to you by email. As for time on site, it usually takes an hour or two for a house, with bigger or more complicated roofs taking longer. Rural addresses near Cross End can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. You let us know about the property and any concerns.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We inspect from ground level, from windows, from the roof space and from the roof where safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Getting ready for the survey

  • Agree roof access with the managing agent if it’s shared
  • Dig out any old roof reports or invoices
  • Make sure we can get to the back of the property

Arrange a survey

If you have photos of the roof, send them over. Pictures from the ground or a window are fine; never climb up to get a better view. To get started, ring 07833 053749 or send us an email.

How the survey changes by roof type

Concrete interlocking tiles

Interlocking tiles on shallow roofs depend on their laps and fixings. Lifted or cracked tiles are noted.

Lead flashings and valleys

Lead-lined valleys and gutters are common on older homes. Cracks in a lead valley can send water into the roof.

Do you need a roof survey in Cross End?

Slates and tiles often outlast the fixings that hold them. ‘Nail fatigue’ is common on slate roofs: the nails rust and the slates slide. On tiled roofs, battens and pegs can rot, letting tiles move.

Problems we come across frequently include:

  • Gaps in the roof where coverings have gone
  • Flashings that have come away from the wall
  • Loose ridge or hip tiles
  • Valley linings that have cracked or split

If you own a rental within reach of Bures station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Questions to ask before booking

  • Whether the inside of the roof is included
  • Whether the price includes VAT
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Will the report include photos?

What’s in a roof survey

What a survey costs

A few things affect what a survey costs:

  • Whether it is a home or a commercial building
  • How tall the building is and how easy the roof is to see
  • Roof area
  • The use of thermal imaging or a drone

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, with VAT included. We will tell you which package suits the questions you have.

Helping us price your survey

You do not need to know any roofing terms. It is enough to tell us:

  • The kind of building and roof involved
  • Your timetable, like an exchange date
  • Anything about access we should know
  • The reason for the survey, such as buying, a leak or storm damage

Not sure which survey you need? It is easiest to phone 07833 053749 or email us and describe the roof and why you want it surveyed. We’ll explain the options and the price.

DIY checks: what’s safe

What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book.

Questions from Cross End

Will you come out to Cross End?

Yes. Cross End is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

I let a flat near Bures station. Can you check the roof?

Yes, landlords and agents book with us as well as owners. Just call 07833 053749 or drop us an email and let us know about the building, including who will give access on the day.

How long does the visit take?

On site, it usually takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

What does a roof survey include?

All the main parts of the roof: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where applicable.

Can you tell me how long my roof will last?

Not as a figure. We describe the condition of each part of the roof and how it’s wearing, and we say what needs attention and how urgently.

What’s the best way to book?

The quickest way is to call 07833 053749 or send us an email. Let us know the address and a little about the roof, and we will take it from there. We survey on weekdays and at weekends.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

What a roof survey does not cover

In fairness, a roof survey has limits:

  • A structural engineer’s report
  • A full building survey of the property
  • How the roof will behave in every kind of weather

Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you. What a survey covers and does not.
