How a chimney survey works in Cross End

Many terraced and semi-detached homes share their chimney stacks with a neighbour. We inspect the parts we can see safely and the parts the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it, so you can talk to them. You get a written report with photos and our recommendations. If you’re worried about eroded joints in the brickwork and cracked or missing flaunching, we can find out what’s behind it.

Some older homes in villages like Cross End are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Common roof problems in Cross End

Aerials and dishes are often fixed to stacks. The extra load in wind can work bricks and joints loose. Any fixings on the stack are checked and recorded.

Problems we come across often include:

  • Signs that a stack is leaning
  • Staining on walls around the chimney
  • Mortar washing out of the joints
  • Loose, cracked or missing pots

For landlords with property near Bures station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Before you book anyone

  • What insurance they carry
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • What they will not be able to tell you
  • How soon the report will arrive

What a roof survey includes

What affects the cost of chimney surveys

Our packages start from £150, including VAT. The price for your roof depends on:

  • The package you choose: Basic, Standard or Premium
  • The number of roofs, including extensions and garages
  • The size of the roof
  • How complicated the roof is, with its valleys, chimneys and parapets

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We will give you the figure before anything is booked.

Getting in touch

If you can, have these to hand when you get in touch:

  • Dates you are working to, such as exchange
  • The style of property, from a terrace to a block
  • Photos of the roof, taken safely from the ground or a window
  • Your postcode, so we can check access and travel

Booking is simple: just ring 07833 053749 or use the contact form and give us a few details about the property and we’ll recommend the right survey. We confirm the price before anything is booked.

What we do, step by step

Every roof is different, but as a rough guide the survey takes an hour or two for most homes, a little longer where there are several stacks. If you have questions on the day, just ask. In a small place like Cross End, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. The stacks are looked at from the ground, from windows and from other safe vantage points.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. We check the chimney breasts and the stack in the roof space where we can reach them.
  5. We send a written report with photos, the defects found and what we recommend.

Getting ready for the survey

  • Agree roof access with the managing agent if it’s shared
  • Have keys ready for side gates, garages or roof access doors
  • Gather any invoices or paperwork from past roof work

Arrange a survey

Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, so call 07833 053749 or drop us an email with the details.

Advice

Practical tips

Over many surveys, some simple habits stand out as worth the effort:

  • Check that disused chimneys can still breathe
  • File photos of the stacks with your home records
  • Have the flue swept and checked if you use the fire
  • Ask about consent before removing a chimney on an older property

After the visit, we write up the report with photographs of each stack. It explains the condition of each part of the stack and any damp inside. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Look at your chimneys from ground level now and then, particularly after strong winds. Binoculars help you spot loose pots, missing mortar or lifted flashings.

Common questions in Cross End

Do you survey roofs for landlords with property near Bures station?

Yes, landlords and agents are among the people we work for. Just call 07833 053749 or send us an email with the details, and we will talk through which survey suits.

Is Cross End within the area you cover?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Can you inspect my roof with a drone?

Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Do I need to be at home?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access; we will agree the details when booking.

Can you find out why my chimney breast is damp?

Damp on a chimney breast normally means water is getting into the stack, or moisture is trapped inside it. We check the stack, the flashings and how unused flues are capped and records the likely cause.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Chimney surveys in Cross End: local notes

Historic houses such as Hedingham Castle, about 4.7 miles west, show how far back building in the area around Cross End goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Older buildings in Essex frequently have clay tiles and weatherboarding, and plenty of post-war and modern estates besides. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

For an older house near a landmark such as Parish Church of St John the Baptist, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Cross End is about 4 miles north-east of Halstead, in Essex. Cross End gets the same service as everywhere else we work: a careful inspection, photos and a written report. Our area takes in places right across Essex. We also survey roofs in Chelmsford.

Landlords, agents and block managers in Cross End

Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Mention it when you contact us and we will plan the survey around it.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

What we cannot see

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Parts of the stack that cannot be seen safely or belong to a neighbour we can’t access
  • Checks on boilers, fires or their flues
  • Flue inspections or sweeping

If in doubt, call 07833 053749 or drop us an email and we’ll recommend the right survey. The full list of what we check.
