Flat roof survey in Cross End
A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. You get a report with photographs and our recommendations. Common reasons to book are upstands pulling away from walls and dips that suggest the deck is deflecting, across GRP fibreglass, single-ply membranes and EPDM rubber.
Some older homes in villages like Cross End are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you are planning work, check with the council first. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.
We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that’s said too.

Cross End: your questions answered
Is Cross End within the area you cover?
Yes, Cross End is covered. We survey roofs across London and the South East, from towns to the smallest villages. Longer journeys are simply planned in advance.
How do I find out if my home in Cross End is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Can you test old roof sheets for asbestos?
We don’t test for asbestos. Where a roof has materials that might contain asbestos, such as old cement sheeting, the report flags them and recommend a specialist asbestos surveyor.
How experienced are you?
We have completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of customers are satisfied.
What’s in the report?
It explains what we saw, what it means and what we’d suggest, backed by photographs. It also says if any part of the roof couldn’t be seen safely.
How long does the survey take?
It normally takes about one to two hours at a typical home, while a commercial roof takes nearer three to four hours. We will confirm the timing when booking.
Will you fly a drone over my roof?
Yes, where applicable and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.
Before and after the survey
Some practical points come up on survey after survey. They apply to most roofs:
- Keep clear of rooflights and fragile roof sheets
- Book a survey every few years
- Note any new marks on ceilings beneath the roof
- Note where water lies after a downpour
Buyers can take the findings back to the seller or the agent. It can support a request for work before completion or a conversation about price, depending on what we found.
Keep foot traffic on a flat roof to a minimum. Where someone does need access, ask them to use boards or a protected route, and remind them never to step on rooflights or fragile sheets.
Flat and commercial roofs around Cross End
With Hedingham Castle about 4.7 miles west, Cross End sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, and a good many post-war and modern estates besides. Next to the main roofs there’s normally a flat roof somewhere, whether on an extension, a garage or a commercial unit.
If you let a flat or house near Bures station, the flat roof over a let home is worth a look before it becomes a tenant complaint. If your home is one of the older ones in the streets near Parish Church of St John the Baptist, the joins between later flat roofs and the old walls are where problems typically start.

What happens if roof problems are left?
On a commercial building, a flat roof leak can disrupt tenants, staff and stock. A planned survey lets you budget for work rather than deal with an emergency around the business. Matching old materials, such as handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.
Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400, both including VAT. You will know the price for your roof before booking.

Can I check my roof myself?
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
How the survey works
Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photographs as we go and make notes for the report. It normally takes an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Older rural homes like those around Cross End can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.
- We start with the address and, on larger roofs, the roof area and access.
- Inside, we look for signs of water under the roof where we can reach.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- We record every defect with a photo and its likely cause.
- The report explains the condition and recommends what to do first.
Getting ready for the survey
- Make a note of anything you’d like us to look at
- Move anything stored under the loft hatch
- Tell us about any leaks, stains or damp patches you know of
