Before and after the survey

Most of what helps is simple and safe from ground level. Our suggestions:

  • File the paperwork for the roof and any repairs
  • Have the roof looked at again after a severe storm
  • Check from a window for ponding after heavy rain
  • Note any new marks on ceilings beneath the roof

You can use the report to ask roofers to quote for the same work. Because everyone is pricing the same findings, the quotes are easier to compare. You stay in control of who does the work and when.

Keep foot traffic on a flat roof to a minimum. If access is needed, boards or walkways help protect the covering, and to keep well clear of rooflights and fragile sheeting.

Flat roof survey in Alphamstone: what you get

A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. The findings go into a written report with photos, setting out the defects and what we’d recommend. Typical surveys look at splits and cracks in the covering and ponding water that doesn’t drain away, on upstands and outlets, EPDM rubber and mastic asphalt.

In a small place like Alphamstone, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Older felt roofs, frequently around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

The survey, step by step

Photographs are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. Most surveys take about one to two hours for a house, or half a day or so for a commercial building. For a village or hamlet like Alphamstone, the journey is planned ahead of time: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We look at the roof from the ground, windows and the roof where it’s safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

Before the survey

  • Leave a clear route to the loft
  • Unlock side gates and any roof access doors
  • For a flat or shared roof, check access with the freeholder or managing agent

Flat roof surveys around Alphamstone

The wider area around Alphamstone has a long history of building, with Gainsborough's House about 3.6 miles north. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, while many towns grew with post-war and newer estates. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

If you let a flat or house near Bures station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. Take an older house close to Parish Church of St Barnabas: the joins between later flat roofs and the old walls are where problems typically start.

What we can’t see

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Areas we cannot see or reach safely, including fragile rooflights and sheeting
  • Structural calculations, which need a structural engineer
  • A promise that the roof will not leak in future

If in doubt, phone 07833 053749 or drop us an email and we’ll point you to the right survey before you book. What a survey covers and doesn’t.

Roofs we survey in Alphamstone

  • Mastic asphalt
  • Upstands and outlets
  • Single-ply membranes
  • Felt flat roofs
  • GRP fibreglass
  • EPDM rubber

What happens if roof problems are left?

Ponding seldom gets better on its own. It normally points to an outlet, the falls or a sagging deck, and every wet spell adds to the wear. Knowing the cause early gives you more choice over what to do. Around Alphamstone, older homes often have old roof timbers, and water through a failed covering can rot timber if it’s left.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.

What you get with us

  • Drone flown under a CAA Flyer ID and Operator ID
  • Independent findings on the roof’s condition
  • Photographs and a written report every time
  • Two decades and more of roof surveys

Alphamstone: your questions answered

Will you come out to Alphamstone?

We do. A small place gets exactly the same survey as a big one.

Do you cover Alphamstone?

We do. The survey and report are the same in Alphamstone as anywhere else.

Do you survey commercial flat roofs?

Yes. We survey flat roofs on offices, shops, industrial units and blocks of flats. Larger commercial roofs are quoted for their size and access, so please phone 07833 053749 or send us an email with the details.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first. Mention it when you get in touch and we will explain what’s needed.

What do I do with the report?

You will receive the report by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Does someone need to be in?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access, while outside access can be discussed when booking.

Do you give a life expectancy for the roof?

There is no honest way to give an exact number of years. As a guide, felt frequently lasts around 15 to 20 years, EPDM often 30 to 50 and GRP up to about 30, but the report tells you how your roof is really doing.

Rented homes, blocks and businesses

We survey roofs for landlords and letting agents as well as homeowners. The report gives you a dated record of the flat roof, with photographs.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.
