Roof surveys in Alphamstone

Roof surveys in Alphamstone: local notes

Historic houses like Gainsborough's House, about 3.6 miles north, show how far back building in the area around Alphamstone goes. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

The streets around a church such as Parish Church of St Barnabas are often among the oldest in a place, and if your home is one of the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

How a roof survey works in Alphamstone

Our roof surveys cover Alphamstone and the wider South East. Visits run on any day of the week. We hold professional indemnity and public liability insurance. You get a written report by email, with photos and clear recommendations. Houses, flats and commercial buildings all follow the same careful process. To arrange a survey, phone 07833 053749 or use the contact form. Typical surveys look at loose chimney pots and debris building up in roof valleys, on natural slate, chimney stacks and ridges, hips and valleys.

Older buildings in small places like Alphamstone may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are frequently matched when work is done.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Can I check my roof myself?

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

What we’re asked to look at in Alphamstone

Slates and tiles often outlast the fixings that hold them. ‘Nail fatigue’ is common on slate roofs: the nails rust and the slates slide. On tiled roofs, the battens or pegs may be what’s gone.

We’re often asked to look at:

  • Valley linings that have cracked or split
  • Standing water on a flat roof
  • Cracked mortar along the ridge
  • Flashings that have come away from the wall

If you own a rental within reach of Bures station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Questions to ask before you book

  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Whether the loft space is looked at, where there is one
  • What exactly goes into their report
  • Whether VAT is added on top

What a roof survey includes

What we look for on each type of roof

Clay plain and peg tiles

Older homes in the Weald and across the South East frequently have clay plain tiles, and some have Kent peg tiles held by pegs. Rotten pegs and battens let tiles move.

Chimney stacks

Damp on a chimney breast inside frequently starts with the stack outside. We look for the likely route in.

Tips from our surveys

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Do not climb onto the roof yourself
  • Gather any paperwork for past roof work
  • Ask about a flat roof on an extension or garage too
  • Keep a record of damp patches and dates

Any roofer you ask to quote can work from the report. The photos show what we found and where, which makes quotes easier to compare.

Have gutters and valleys cleared regularly, ideally after the leaves have fallen. Leave the clearing to a professional. Most overflow damage starts with a blocked gutter.

Alphamstone questions

Is my home in Alphamstone listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Do you survey roofs for landlords with property near Bures station?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Do you survey on Saturdays and Sundays?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.

Can you look at a roof that’s joined to next door?

Yes, we inspect your part of the roof. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are looked at from your side.

What if it rains on the day?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We will rearrange with you if the weather is not right.

Is Alphamstone in your area?

Yes. We carry out roof surveys in Alphamstone.

Rented homes, blocks and businesses

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out by urgency where it matters, which helps when budgeting.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

What happens on the day

Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, take photos as we go and make notes for the report. It normally takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Somewhere as small as Alphamstone, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Before the survey

  • Have keys ready for side gates, garages or roof access doors
  • Move anything stored under the loft hatch
  • Note where any stains or damp appear

Getting a price
