Alphamstone Chimney Survey
A survey of chimney stacks, pots, flashings and flaunching for Alphamstone, from an experienced roof surveyor. Every survey comes with a written report and photos.
- Lifted or split lead flashings
- Mortar washing out of the joints
- Damp patches on chimney breasts
Before and after the survey
There’s plenty you can do without going near the roof. What helps most:
- Check that disused chimneys can still breathe
- Glance at the stacks from the street now and then
- Find out whether changes to a stack need permission
- Note any damp on chimney breasts and when it appears
You get the report by email and can pass it to whoever does the work. We use plain English and a photo for each defect so anyone reading it can see what we saw.
Have aerial and dish brackets on the stack checked, and moved if they’re working it loose. Less load on the stack means less strain in wind.
How a chimney survey works in Alphamstone
A leaning chimney stack is worth having looked at. A stack may lean because the mortar on one side has weakened, which can happen over many years of use. The survey notes how the stack looks, how far it seems to lean and the state of the bricks and joints. If the stack looks like a structural issue, the report recommends a structural engineer. We’re often asked to look into eroded joints in the brickwork and redundant stacks capped without ventilation, on flaunching, chimney pots and cowls and shared and party-wall stacks.
In a village or hamlet like Alphamstone, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s typically the chimneys and lead flashings that need work first.
Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

The survey, step by step
It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take roughly 1–2 hours for most homes, a little longer where there are several stacks. Older rural homes like those around Alphamstone can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- You let us know whether any stacks are shared, unused or leaning.
- We check the roof around each stack, including the flashings.
- The top of each stack is checked for cracked flaunching and loose pots.
- We note the brickwork, pointing and any sign of leaning.
- The report explains the condition and which work is most urgent.

Your questions about chimney surveys in Alphamstone
Is Alphamstone within the area you cover?
Yes. Alphamstone is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Just mention lanes, gates or anything else about the route as you book.
Does a conservation area affect roof work in Alphamstone?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
My chimney looks like it is leaning. What should I do?
Have it checked rather than leaving it. Stacks can lean when mortar on one side breaks down. The survey records what we can see, and a structural engineer can assess whether it needs work.
What causes damp on a chimney breast?
Usually it is water getting in from outside, or condensation in a sealed stack. The survey looks at the stack, the flashings and the capping, and record what we find.
Do I need to be at home?
It depends on what we need to see. For inside areas and the loft space, someone has to give us access; we will agree the details when you book.
Can you tell me if my roof has asbestos?
No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.
Our stack is shared. Can you still survey it?
Yes. We inspect whatever is safely visible and what you give us access to. If a defect seems to be on your neighbour’s side, the report records it, so you can discuss it with them.
What a chimney survey does not cover
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Areas we can’t view from safe positions
- Whether a stack needs rebuilding on structural grounds
- Conditions inside walls
If in doubt, call 07833 053749 or send us an email and we’ll point you to the right survey before booking. The full list of what we check.
What we check
- Chimney pots and cowls
- Shared and party-wall stacks
- Lead flashings
- Chimney breasts
- Flaunching
- Brick chimney stacks
What affects the cost of chimney surveys
Prices vary from roof to roof, for these reasons:
- The package you choose: Basic, Standard or Premium
- Extensions, dormers and garages with roofs of their own
- The use of thermal imaging or a drone
- The size of the roof
Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.
Booking your survey
Before you get in touch, it helps to have:
- The reason for the survey, such as buying, a leak or storm damage
- Any deadline, like an exchange date
- Access details, such as a loft hatch or a shared roof
- Where any leaks, stains or damp patches show inside
If you’re buying, it’s useful to book soon after your offer is accepted, so there’s time to use the report before exchange. Otherwise, simply call 07833 053749 or send us an email whenever suits you.
Chimney surveys in Alphamstone: local notes
Weatherboarded walls and clay tile roofs are typical of older Essex buildings, and lots of post-war and modern estates besides. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. With Gainsborough's House about 3.6 miles north, Alphamstone sits in an area with a long building history. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.
The streets around a church such as Parish Church of St Barnabas are often among the oldest in a place, and if you own one of the older houses nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.

When to book a survey in Alphamstone
Some owners book because a chimney breast has been removed below and they want to know about the stack above. We record what we can see in the loft and outside, and recommend a structural engineer where support is in question.
We’re often asked to look at:
- Disused chimneys trapping moisture
- Gaps in the mortar around the pots
- Signs that a stack is leaning
- Flashings pulling away from the stack
Landlords with a home close to Bures station may find that the gap between tenancies is a good time to have the roof looked at.
Choosing a roof surveyor
- What insurance they carry
- What happens after the report arrives
- How long the report takes to arrive
- Whether the loft is part of the inspection
Leave it or get it looked at?
A damp chimney breast seldom dries out until the cause is found. It can stain walls and damage plaster. Knowing whether it’s the flaunching, flashings, brickwork or ventilation means the right fix can be planned. Older and listed buildings around Alphamstone may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.
