Landlord and commercial surveys in Hellman's Cross
We survey roofs for landlords and agents as well as householders. A written report with photos gives you a clear record of the roof, useful for planning maintenance.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.
Roof survey in Hellman's Cross: what you get
Three packages cover most roofs: Basic from £150, Standard from £250 and Premium from £400, with VAT included. Basic is a visual inspection with photos and written recommendations. Standard and Premium go further, like moisture detection, a structural check, thermal imaging and a drone where applicable. Every package includes a written report. Common reasons to book are leaking gutter joints and downpipes and worn lead at chimneys and abutments, across ridges, hips and valleys, the roof space and natural slate.
Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.
The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

How it works
Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take about 1–2 hours at most homes, and more on a big or complicated roof. Older roofs in small places like Hellman's Cross can have low, tight loft spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.
- We help you choose a Basic, Standard or Premium Survey.
- We arrive at the agreed time and talk through any concerns.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Extra checks are carried out where your package includes them.
- The report is emailed with findings and recommendations.
Before we arrive
- If you’re buying, let the agent know when we’re coming
- Jot down any questions you want answered
- Show us where any leaks or stains appear

How the survey changes by roof type
Chimney stacks
Our chimney check is a visual inspection of the stack, and it isn’t a flue or gas safety check. We’ll tell you if the flue needs a specialist.
Clay plain and peg tiles
Tile-hanging on walls and dormer cheeks is checked as part of the roof where it is relevant. Loose or missing tiles there let rain into the wall.
What a survey costs
Prices always include VAT. What changes the price is:
- If the survey needs thermal imaging or a drone
- Whether it’s a home or a commercial building
- Chimneys, valleys, parapets and other details
- How big the roof is
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.
Getting in touch
If you can, have these to hand when you contact us:
- The type of building and roof, such as pitched or flat
- Access details, like a loft hatch or a shared roof
- The property’s address and postcode
- Pictures of the roof from a safe spot, if you have them
We survey roofs seven days a week. To find a date that works for you, phone 07833 053749 or use the contact form with the address and the days you’d prefer.
FAQs for Hellman's Cross
Is my home in Hellman's Cross listed or in a conservation area?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Is drone flying allowed in Hellman's Cross?
That depends on where the roof is and on the weather. Hellman's Cross is about 1 mile from the edge of the flight restriction zone around Stansted Airport. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. The flight also waits for calm, dry weather, though the rest of the survey goes ahead either way.
How many surveys have you done?
More than 5,000 surveys over 20+ years.
How much does a roof survey cost in Hellman's Cross?
Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.
Can you survey a roof I share with a neighbour?
Yes. We inspect what the owner gives us access to. If a problem seems to come from next door, we will say so.
What do you check on a roof survey?
All the main parts of the roof: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Higher packages add moisture detection, structural checks, thermal imaging and a drone where applicable.
Do you inspect the roof from on top?
When the roof and the conditions make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft.
Checking the roof from ground level
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
What you can’t do safely is get up close. Roofs are fragile and slippery. That’s where a survey comes in.

What a roof survey looks like in Hellman's Cross
Weatherboarded walls and clay tile roofs are typical of older Essex buildings, and a good many post-war and modern estates besides. Whichever you have, the details that tend to fail before the covering itself get the closest look. Barrington Hall, about 1.8 miles south-west, is one of the historic houses in the wider area around Hellman's Cross. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.
Landlords with a home close to Stansted Airport station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Before and after the survey
Most of what helps is simple and safe from the ground. Our suggestions:
- Tell us about any leaks or stains you’ve seen
- Take photos of any leaks as they happen
- Don’t climb onto the roof yourself
- File the report with your home documents
The recommendations are prioritised by urgency where relevant. Some faults need dealing with soon, while others can wait for planned work. It makes the next steps much clearer.
Keep gutters, valleys and outlets clear of leaves and moss, ideally after the leaves have fallen. Use a gutter contractor rather than climbing a ladder yourself. Most overflow damage starts with a blocked gutter.
