Chimney survey in Hellman's Cross: what you get

A chimney survey is about the outside of the stack and the roof around it. It is not a flue inspection, a chimney sweep or a gas safety inspection. For the flue itself, you’ll need a sweep or, for gas appliances, a Gas Safe registered engineer. We’ll tell you if we see anything that suggests they should take a look. We survey chimney breasts, flaunching and chimney pots and cowls, and common reasons people get in touch are eroded joints in the brickwork and lifted or split lead flashings.

Some older homes in villages like Hellman's Cross are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Should I look at the roof myself first?

What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

What happens on the day

It is useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take an hour or two at a house, as part of a look at the roof around the stack. Older rural homes like those around Hellman's Cross can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. You tell us how many stacks there are and any damp or problems you’ve noticed.
  2. The stacks are looked at from the ground, from windows and from other safe vantage points.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. We check the chimney breasts and the stack in the loft space where we can reach them.
  5. The findings are written up with photos and recommendations and emailed to you.

Common roof problems in Hellman's Cross

Removing a chimney breast inside can leave questions about how the stack is supported. We record what we can see in the loft and outside, and recommend a structural engineer where support is in question.

Here are some of the things we see often:

  • Flaunching that has broken away
  • Redundant stacks capped without ventilation
  • A stack that appears to lean
  • Eroded joints in the brickwork

If you own a rental within reach of Stansted Airport station, a dated record of the roof is useful when planning maintenance across a let.

Questions to ask before you book

  • Whether the loft is part of the inspection
  • Whether you get a written report with photos
  • How long they’ve been surveying roofs
  • What follow-up you get after the report

What a roof survey includes

Chimney surveys around Hellman's Cross

Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, alongside a good many post-war and newer estates. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. Historic houses like Barrington Hall, about 1.8 miles south-west, show how far back building in the area around Hellman's Cross goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

Your questions about chimney surveys in Hellman's Cross

Is my home in Hellman's Cross listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Will you come out to Hellman's Cross?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

What does a chimney survey cover?

Every part of the stack we can see from safe positions: pots, cowls, flaunching, pointing, bricks and flashings. We also note leaning, redundant stacks and damp inside.

Can you give me structural calculations?

No. Our survey isn’t a structural engineer’s report, and it doesn’t include calculations. We’ll recommend an engineer if we see signs that call for one.

Will you check the chimney is safe to use with a fire?

No. Our survey covers the outside of the stack and the roof around it. For the flue, you’ll need a sweep or, for gas, a Gas Safe registered engineer.

Will you walk on the roof?

Only where it’s safe to do so. We check everything that can be seen safely: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. The report says if anything couldn’t be seen.

Tips that help

Over many surveys, some simple habits stand out as worth the effort:

  • Check with the council before altering a stack in a conservation area or on a listed building
  • Never climb onto the roof to look at a chimney
  • Use the report as a baseline for future checks
  • Make sure fixings on the stack are secure

If the report recommends a structural engineer, a sweep or a Gas Safe registered engineer, it will say why. It gives them a clear starting point.

Keep an eye on chimney breasts for new damp patches. Early signs are easier to trace.

Prices for chimney surveys in Hellman's Cross

Our packages start from £150, inc. VAT. What you pay for your roof depends on:

  • The type of building, from a house to a block or an office
  • How big the roof is
  • Building height and the viewpoints available
  • If the survey needs thermal imaging or a drone

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.

What to tell us when you get in touch

There’s no need for technical words. It is enough to tell us:

  • The property’s address and postcode
  • The kind of building and roof involved
  • Photos of the roof, taken safely from the ground or a window
  • The reason for the survey, such as buying, a leak or storm damage

Booking is simple: just ring 07833 053749 or email us, tell us about the property and we will point you to the right survey. The price is agreed up front.

Why get it checked now?

If you are thinking of removing or reducing a stack, it’s useful to know its condition first. In a conservation area or on a listed building, changes may need permission from the council and the council can advise. For older village homes like those around Hellman's Cross, the right replacement materials aren’t always easy to find quickly. That is one more reason to find defects before they become urgent.

Every price we give includes VAT. Prices start from £150, including VAT. You’ll know the price for your roof before booking.
