Flat roof survey in Hellman's Cross: what you get
Each type of flat roof has its own weak points. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. If you are worried about splits, cracks and crazing and failed upstands where the roof meets a wall, we can find out what’s behind it, on upstands and outlets, single-ply membranes and felt flat roofs alike.
Some older homes in villages like Hellman's Cross are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.
After the visit, you get a written report with photographs, sent by email. It sets out the condition of the flat roof, any defects and our written recommendations.

Why get it checked now?
By the time a flat roof leak shows indoors, water has already passed through the roof build-up. A survey can find worn areas and failing details before that point, so you can plan the work rather than react to it. For older village homes like those around Hellman's Cross, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

Tips that help
Over many surveys, some simple habits stand out:
- Limit foot traffic on the covering
- Check new fixings through the roof are properly sealed
- Note the date and type of any roof work
- Plan a survey before the covering reaches the end of its usual life
You get the report by email and can pass it to a roofer, your solicitor, the seller or your managing agent. Each defect is described in plain words and shown in a photo, so anyone reading it can see what we saw.
Get splits, lifted seams and loose trims seen to while they’re small. Prompt repairs tend to add years to a flat roof.

Flat roofs in Hellman's Cross
Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, with post-war and more recent estates making up much of the newer housing. Next to the main roofs there is normally a flat roof somewhere, whether on an extension, a garage or a commercial unit. With Barrington Hall about 1.8 miles south-west, Hellman's Cross sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.
For landlords with property near Stansted Airport station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

Hellman's Cross: your questions answered
Is Hellman's Cross within the area you cover?
Yes, Hellman's Cross is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Is my home in Hellman's Cross listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Do you check flat roofs for asbestos?
Asbestos testing is not part of our survey. If we see materials that could contain it, such as cement sheets on a building from before 2000, we flag them and recommend a specialist asbestos surveyor.
Can you find where water is getting through my flat roof?
The survey covers the covering and all the details where leaks normally begin, and photograph anything that could be letting water in. If the source is hidden, we may suggest a leak investigation or electronic leak detection.
Do you carry professional indemnity insurance?
We hold professional indemnity and public liability insurance.
Do you cover flat roofs on blocks of flats?
Yes. Offices, units, shops and blocks of flats are all part of our work. Larger commercial roofs are quoted for their size and access, so phone 07833 053749 or drop us an email with the address.
How long is the visit?
Expect it to take roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. The written report follows by email, on the timescale of your package.
Can I check my roof myself?
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where applicable.
What we look for on each type of roof
Single-ply membranes
Single-ply relies on its welded laps staying sound. Seams, corners and the details around outlets and upstands get a close look.
GRP fibreglass
Movement in the deck or a thin layer of resin can lead to cracks in GRP. We record any cracking and any signs of the deck moving.
What we do, step by step
We look at the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey typically takes about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Somewhere like Hellman's Cross needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.
- You let us know about the roof, its covering if you know it, and any leaks.
- We look at the roof from wherever it can be seen safely.
- We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
- Inside, we look for damp and staining under the roof where there’s access.
- The findings are written up with photographs and recommendations and emailed to you.
How to prepare
- Clear the way to the loft hatch
- Agree roof access with the managing agent if it is shared
- Buyers: confirm access with the estate agent or seller

Advice
What this survey cannot tell you
In fairness, there are limits to any roof survey:
- The condition of the deck or insulation hidden under the covering
- A promise that the roof will not leak in future
- Structural calculations, which need a structural engineer
