Rented homes, blocks and businesses

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

If the property is let, the agent or a tenant can let us in, at a time agreed ahead of time. Surveys run on weekdays and at weekends, which helps when tenants work during the week.

Roof survey in Little Canfield

There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, inc. VAT. Basic is a visual inspection with photos and written recommendations. Standard and Premium go further, like moisture detection, a structural check, thermal imaging and a drone where applicable. Each one comes with a written report. Common reasons to book are condensation or damp timbers in the loft and gaps in the roof where coverings have gone, across lead flashings, the roof space and natural slate.

In a small place like Little Canfield, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

FAQs for Little Canfield

Is my home in Little Canfield listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is Little Canfield within the area you cover?

Yes, Little Canfield is covered. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Will you fly a drone over my roof?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We hold a CAA Flyer ID and Operator ID.

Do you test for asbestos?

No. Buildings built or refurbished before 2000 may contain asbestos. We flag materials that could contain it, and recommends a specialist asbestos surveyor looks at them.

Does a roof survey replace a structural engineer?

No. We report on the roof’s condition, and Standard and Premium include structural checks. It is not a structural engineer’s report and does not include calculations.

Can you inspect a terraced or semi-detached roof?

Yes, we inspect your part of the roof. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.

Will you climb onto the roof?

When the roof and the conditions make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft, and Premium includes a drone where applicable.

What you can safely check yourself

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

When to book a survey in Little Canfield

A chimney stack takes more weather than almost any other part of a roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Water that gets into a stack can show up as damp in the rooms below.

Here are some of the things we see frequently:

  • Water stains on rafters and ceiling joists
  • Worn lead at chimneys and abutments
  • Gaps in the roof where coverings have gone
  • Worn or blocked valleys

If your home is one of the older ones in the streets near Church of All Saints, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Choosing a roof surveyor

  • Will they check the loft as well as the outside?
  • When you’ll get the report
  • How long they’ve been surveying roofs
  • What’s outside the scope of the survey

What a roof survey includes

Roof surveys around Little Canfield

Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, alongside lots of post-war and newer estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. The flight restriction zone around Stansted Airport covers Little Canfield, or comes right up to its edge. If the drone is used for your survey, permission from the airport is needed first, and the flight only goes ahead if it’s given.

If you look after a building such as Takeley Primary School, large buildings have long gutter runs and big roofs that need checking like any other. If you let a flat or house near Stansted Airport station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

How the survey works

We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and if part of the roof can’t be seen, the report says so. Most visits take roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Rural addresses near Little Canfield can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Leave it or get it looked at?

If you are planning to sell, a roof survey can help you prepare. You will know what a buyer’s survey might pick up, or at least know what to expect. For older village homes like those around Little Canfield, the right replacement materials aren’t always easy to find quickly. That’s one more reason to find defects before they become urgent.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £150, including VAT.
