Roof survey in West Mersea
Most houses have more than one roof to look at. Flat roofs over extensions, garages and dormers are common in felt, EPDM rubber, GRP or asphalt. They’re included alongside the main roof, looking for ponding, splits, blisters and worn upstands. A flat roof typically wears out sooner than a pitched one. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. Typical surveys look at worn or blocked valleys and cracked or blistered flat roof coverings, on chimney stacks, clay and concrete tiles and flat roofs.
In a smaller place like West Mersea, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes often need the most attention. The fixings under an older roof often fail before good slates or tiles do.
Every survey ends with a written report, with photographs, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

Can I check my roof myself?
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

Why get it checked now?
It’s easier to plan roof work than to react to it. A survey lets you deal with things in order of urgency, rather than calling someone out after a storm. With lower homes, common in places like West Mersea, there’s little between a roof defect and the ceiling, so a small leak can mark a ceiling within a few storms. Catching the cause first saves redecorating as well.

What a survey costs
Every roof is different, so prices are confirmed before booking. This is what makes a difference:
- How many separate roofs there are, such as extensions, dormers and garages
- How tall the building is and how easy the roof is to see
- Whether it is a home or a commercial building
- Roof area
Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

What we do, step by step
Once we’ve finished looking, we write up our findings as a written report with photos, emailed to you. As for time on site, most surveys take about 1–2 hours for most homes, depending on how many separate roofs there are. A visit to West Mersea is planned like any other: the time, the access and where to park are agreed in advance. Weekday and weekend visits are both possible. Let us know about any garages, outbuildings or extensions you want included.
- We start by hearing what you’d like checked and why.
- We arrange a day that suits you, including weekends.
- We inspect from ground level, from windows, from the roof space and from the roof where safe.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- Your report arrives by email, with recommendations prioritised by urgency.
Preparing for the visit
- Agree roof access with the managing agent if it’s shared
- Move anything stored under the loft hatch
- Keep pets in another room

Advice
How the survey changes by roof type
Natural slate
Slate is common on older homes in London and South East England. Where several slates have slipped, the cause is often nail fatigue, and we say how widespread it looks.
Flat roof coverings
Standing water, blisters and splits all point to wear. We also look at the edges, upstands and outlets.
FAQs for West Mersea
Is my home in West Mersea listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Does being near the coast affect roofs in West Mersea?
Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it typically shows, and West Mersea is within about 2 miles of the coast.
Is your survey a structural engineer’s report?
No. Where we see something that needs a structural engineer, the report says so. Our survey isn’t a structural engineer’s report.
How much is a survey?
Roof survey starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.
Do you inspect the roof from on top?
Where it’s safe, yes. We also inspect from ground level, from windows and vantage points, and from the loft. On Premium, a drone is used where it applies.
Can you check whether my roof contains asbestos?
No. We do not carry out asbestos surveys or testing. Where materials might contain it, we say so in the report so a specialist asbestos surveyor can check before any work.
How experienced are you?
We have more than 20 years’ experience and have carried out more than 5,000 surveys.
Roof surveys around West Mersea
West Mersea lies within about 2 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. If your home is older, it’s worth knowing whether it’s listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.
If you live in an older home near Church of St Peter and St Paul, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you look after a building like Mersea Island School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
