About our roof survey in Bradwell Waterside

Our roof surveys cover Bradwell Waterside and the wider South East. We carry out surveys on weekdays and at weekends. We hold professional indemnity and public liability insurance. Each survey ends with a written report, emailed with photos and recommendations. Houses, flats and commercial buildings all follow the same careful process. When you’re ready to book, call 07833 053749 or email us. If you are worried about blocked, sagging or leaking gutters and cracked or blistered flat roof coverings, we can find out what’s behind it.

In a village or hamlet like Bradwell Waterside, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it is usually the chimneys and lead flashings that need work first.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

When you need someone else

Before booking, it’s worth knowing what a survey won’t do:

  • Whether the roof structure meets design loads
  • How the roof will behave in every kind of weather
  • Confirmation of asbestos in soffits or cement sheets

If you are not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer. What our survey covers.

What we check

  • Clay and concrete tiles
  • Natural slate
  • Ridges, hips and valleys
  • Lead flashings
  • Chimney stacks
  • Flat roofs
  • The roof space

Can I check my roof myself?

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Practical tips

There is plenty you can do without going near the roof. What helps most:

  • Keep a record of damp patches and dates
  • Mention any flat roofs as well as the main roof
  • Check we can open the loft hatch
  • Watch for slipped slates after bad weather

File the report with your other home documents. It gives you something to compare against later, and it can help when you sell.

Look at your roof from ground level after strong winds. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Prompt repairs stop small problems growing.

The survey, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In a small place like Bradwell Waterside, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the loft space where there’s safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

How to prepare

  • If it isn’t your property yet, arrange access through the agent
  • Keep pets inside or away from the areas we are looking at
  • Unlock side gates and any roof access doors

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or email us whenever suits you.

Advice

Local roofs in Bradwell Waterside

Bradwell Waterside is within about 1 mile of the coast, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in strong wind or a downpour. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.

If you live in an older home near Church of St Thomas, old fixings, lead flashings and tall chimneys are typical of older roofs. Take a building like St Cedd's Church of England Primary School: large buildings have long gutter runs and big roofs that need checking like any other.

Bradwell Waterside is about 9 miles east of Maldon, in Essex. From houses to flats and shops in Bradwell Waterside, the roof can be surveyed. Bradwell Waterside is one of the towns and villages in Essex we cover for roof surveys. For surveys nearby, see our Chelmsford page.

Roof surveys in CM0 work the same way as everywhere else we cover. Why act early in Bradwell Waterside

Roof faults rarely stay the same size. A single gap lets water onto the timbers underneath, and damp timber slowly weakens. Finding it early keeps the work smaller. In a small place like Bradwell Waterside, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Prices quoted always include VAT, and the written report is part of the package. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

Bradwell Waterside questions

Does being near the coast affect roofs in Bradwell Waterside?

Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it typically shows.

Is Bradwell Waterside within the area you cover?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Which days do you carry out surveys?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.

Are you insured?

Our cover is professional indemnity plus public liability, and details are available on request.

Can you inspect my roof with a drone?

Where it’s applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

Do you carry out asbestos surveys?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. We flag materials that could contain it, and recommends a specialist asbestos surveyor looks at them.

Do I need to be at home?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
