Danbury Roof Survey
A careful look at the roof at your property in Danbury, and put it all in a report with photos.
- Ponding, splits or blisters on flat roofs
- Worn lead at chimneys and abutments
- Loose ridge or hip tiles
Common roof problems in Danbury
A blocked gutter does more harm than it looks. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Valley and parapet gutters can overflow inside the building, particularly near trees.
It is worth booking a survey if you’ve seen:
- Loose chimney pots
- Ridge tiles that have lifted or moved
- Worn lead at chimneys and abutments
- Gutters that overflow in heavy rain
Landlords with a home close to Beaulieu Park station may find that the gap between tenancies is a good time to have the roof looked at.
What to check before booking
- Is there a chance to talk the report through?
- What the report includes, and whether it has photos
- Whether VAT is added on top
- Which parts of the roof they’ll actually see
About our roof survey in Danbury
Roof coverings last a long time, but not for ever. Slate often lasts a century or more, and tiles commonly half a century, yet nails, battens and underlay often fail first. A survey shows which parts of your roof are wearing. Knowing that helps you plan work before it becomes urgent. If you’re worried about water stains on rafters and ceiling joists and crumbling chimney pointing or cracked flaunching, a survey will tell you what’s going on, on flat roofs, natural slate and ridges, hips and valleys alike.
Houses in smaller places like Danbury can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. A proper look shows whether anything has started to loosen before it lets water in. Once one ridge tile or slate moves, wind gets under the next one too.
The report is written in plain words, so you don’t need to be a roofer to follow it. Photos show what each point refers to, with the urgent items made clear.

Questions from Danbury
Does a conservation area affect roof work in Danbury?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.
Will you come out to Danbury?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
How quickly will I get the report?
It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. It’s emailed to you.
Does someone need to be in?
Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
Does the weather affect the survey?
Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we’ll talk to you about another date.
What does a roof survey cost?
Prices start from £150, including VAT. The final figure depends on the roof and the package you choose.
What’s covered in a roof inspection?
Every part of the roof we can safely see: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where applicable.
Landlords, agents and block managers in Danbury
With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, call 07833 053749 or email us.
Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Let us know about it as you book and we’ll plan the visit with that in mind.
What this survey can’t tell you
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Faults hidden behind ceilings or boarding
- How the roof will behave in every kind of weather
- The condition of the rest of the building (that’s a RICS home survey)
Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you before you book. What a survey covers and doesn’t.
Roofs we survey in Danbury
- Clay and concrete tiles
- Natural slate
- Chimney stacks
- Lead flashings
- The roof space
- Flat roofs
- Ridges, hips and valleys
Should I look at the roof myself first?
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.
Local roofs in Danbury
Danbury lies within about 5 miles of the sea, so there’s more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.
Take a building like Danbury Park Community Primary School: a written record of a large roof helps plan work for the holidays rather than in term time. Historic houses such as Danbury Place, about 1.3 miles west, show how far back building around Danbury goes. If you own one of the older houses, the roof may have been repaired many times, and the survey records how each part is holding up.
Danbury is about 4 miles west of Maldon, in Essex. We carry out roof surveys for homeowners, landlords and businesses in Danbury and the surrounding area. Our Essex coverage includes Danbury and the places around it.
We survey roofs across CM3 for roof surveys. If you need a roof survey at a property on Butts Lane, Eves Corner and West Belvedere or a nearby road, we can help. Close by, we survey roofs in Gay Bowers (1 mile south-east), Little Baddow (2 miles north), Butt's Green (2 miles south-west), Sandon (3 miles west) and Mowden (3 miles north). Within a short drive, we also cover Chelmsford (4 miles west), Basildon (11 miles south-west), Braintree (11 miles north), Brentwood (14 miles south-west), Maldon (4 miles east) and Canvey Island (13 miles south).

What else we do in Danbury
What we look for on each type of roof
Flat roof coverings
A felt roof often lasts around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We look at how the covering is wearing.
Natural slate
Natural slate can last 100 years or more, yet the nails holding it frequently fail long before the slate. We check for slipped, cracked and missing slates.
What we do, step by step
After the inspection, everything we found is written up in a report with photos. On timing, it normally takes about one to two hours at a typical home; commercial roofs usually need 3–4 hours. Parking around Danbury is normally easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from ground level, and the loft shows the rest.
- You tell us the address, the type of roof and what’s worrying you.
- We agree a date, including weekends if that suits you.
- We check the roof from every safe viewpoint outside.
- Inside, we check the loft space where there is safe access.
- You receive the report with photos and recommendations, prioritised by urgency.
How to prepare
- Keep pets in another room
- Tell us about parking before the day
- For a flat or shared roof, check access with the building owner or managing agent
