Roof survey in Lindsell
Many homes have several roofs, not just one. Flat roofs over extensions, garages and dormers are common. They’re included alongside the main roof, including signs of standing water, splits and tired upstands. Flat roofs often need attention long before the main roof, so they deserve a close look. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. We survey ridges, hips and valleys, flat roofs and chimney stacks, and people most often book us about valley linings that have cracked or split and ponding, splits or blisters on flat roofs.
Some older homes in villages like Lindsell are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.
We keep jargon out of it: where something needs attention, it says so plainly, along with how urgent it is.

What we look for on each type of roof
Natural slate
From the loft, we look at the underside of a slate roof. There may be old felt underlay, or none at all on very old roofs, and we note its condition.
Clay plain and peg tiles
Older homes in the Weald and across the South East often have clay plain tiles. When pegs or battens rot, tiles slip.
Checking the roof from the ground
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Questions from Lindsell
Is my home in Lindsell listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is Lindsell in the area you cover?
We do. The survey and report are the same in Lindsell as anywhere else, and visits run on weekdays and weekends.
Can you inspect a terraced or semi-detached roof?
Yes. We survey the parts of the roof you have access to. Where a defect looks to be on the neighbour’s side, the report says so.
How soon is the report ready?
That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We send it by email.
Do you carry professional indemnity insurance?
Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.
Can you survey in bad weather?
Light rain is normally fine; heavy rain and wind are different. Strong wind or a downpour can make access unsafe and ground a drone, and we’d agree another day.
How long have you been surveying roofs?
More than 5,000 surveys over 20+ years.

What a roof survey doesn’t cover
We only report what can be seen safely on the day, so some things are outside what a survey can do:
- Confirmation of asbestos in soffits or cement sheets
- A promise that the roof will not leak in future
- Structural calculations (that is a structural engineer’s job)
If you’re not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer. What our survey covers.
What we check
- Clay and concrete tiles
- Lead flashings
- Flat roofs
- Natural slate
- Chimney stacks
- The roof space
- Ridges, hips and valleys
What a survey costs
Several things affect the price of a survey:
- House, block, shop or office
- The size of the roof
- Extra roofs, like extensions, dormers or garages
- How complicated the roof is, with its valleys, chimneys and parapets
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before you book.
Booking your survey
Here’s what helps us most when you contact us:
- Any stains, drips or damp patches you’ve seen indoors
- The address and postcode of the property
- How the loft is reached, if there is one
- What made you get in touch
Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, so call 07833 053749 or email us with the details.
What happens if roof problems are left?
Leaks rarely show up right away. Damp spreads through insulation and timber before anything shows below. From inside the loft space, we can frequently spot it sooner. In a place like Lindsell, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.
Our price is from £150, including VAT. What you pay depends on the size and height of the roof, access and which survey you book.
Why us?

What we do, step by step
A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take about one to two hours for most homes, depending on how many separate roofs there are. Older roofs in small places like Lindsell can have low, tight loft spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.
- You pick the package that suits your roof.
- On the day, we start by hearing what you’ve noticed.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- The report is emailed with findings and recommendations.
Before we arrive
- If you’re buying, let the agent know when we are coming
- Have any paperwork from past roof work to hand
- For flats, check roof access has been agreed

Advice
What a roof survey looks like in Lindsell
The wider area around Lindsell has a long history of building, with Horham Hall about 3.6 miles north-west. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.
Anyone responsible for a site like Putteridge High School will know that large buildings have long gutter runs and big roofs that need checking like any other. If you live in an older home near Church of St Mary the Virgin, its roof may have old fixings, lead flashings and chimneys that need a closer look.
