How a roof survey works in Brookstreet

A roof survey tells you what condition your roof is in, before small faults become big ones. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it’s safe to get in. You get a written report with photos and recommendations. Where it helps, we say which items are urgent and which can wait. If you’ve noticed gutters that overflow in heavy rain and cracked mortar along the ridge, a survey will tell you what’s going on, on clay and concrete tiles, lead flashings and flat roofs alike.

Some older homes in villages like Brookstreet are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Brookstreet: your questions answered

Is Brookstreet within the area you cover?

Yes, Brookstreet is on our map. A small place gets exactly the same survey as a big one.

Does a conservation area affect roof work in Brookstreet?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Is this a RICS survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Can you inspect a terraced or semi-detached roof?

Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Will the report say how many years my roof has left?

Not as an exact number, since the fixings, underlay and maintenance all play a part. What we do is explain the roof’s condition and what to deal with first.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Mention it when you contact us and we will explain what’s needed.

When you need someone else

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Structural calculations (that’s a structural engineer’s job)
  • Walls, floors and services below the roof
  • Confirmation of asbestos in soffits or cement sheets

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you. What a survey covers and does not.

What this survey covers

  • Chimney stacks
  • Natural slate
  • Flat roofs
  • Ridges, hips and valleys
  • Lead flashings
  • The roof space
  • Clay and concrete tiles

The survey, step by step

We check the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey usually takes about 1–2 hours for most homes, depending on how many separate roofs there are. Around Brookstreet, older homes can have small or awkward roof spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Preparing for the visit

  • Point out any leaks or damp patches
  • Move anything stored under the loft hatch
  • For flats, make sure roof access has been agreed

Different roofs, different checks

Flat roof coverings

Repeated coatings can hide what’s underneath. We say what we can see and when a closer look would need opening up.

Natural slate

Slate is one of the most durable roof coverings, yet the nails holding it often fail long before the slate. Slipped, cracked and missing slates are all noted, and for clips that show past repairs.

What a survey costs

To price your survey, we look at:

  • If the survey needs thermal imaging or a drone
  • Building height and the viewpoints available
  • Commercial roofs and larger buildings
  • The package you choose: Basic, Standard or Premium

For a price for your roof in Brookstreet, call 07833 053749 or email us and tell us about the roof. We’ll confirm the figure before booking.

What we need to know

There’s no need for technical words. Just tell us:

  • What made you get in touch
  • The style of property, from a terrace to a block
  • Any deadline, such as an exchange date
  • Any photos you have, taken from ground level or a window

If you are buying, it’s useful to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just call 07833 053749 or use the contact form when you are ready.

Tips that help

You don’t need to be a roofer to help. Here’s what helps most:

  • Watch for slipped slates after bad weather
  • Tell us about any leaks or stains you’ve seen
  • Include dormers, porches and garages when you book
  • Move stored items away from the loft hatch

Your report arrives by email, with photos of what we found. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Findings are explained in plain words.

Every so often, look in the roof space with a torch, keeping to boarded areas. Look for water marks, damp wood and chinks of light. Photograph anything new.

Checking the roof from the ground

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

Local roofs in Brookstreet

Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. In Essex, older buildings are often clay-tiled, many with weatherboarding, with post-war and more recent estates making up much of the newer housing. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Take an older house close to Church of St Mary the Virgin: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you look after a building such as The Flitch Green Academy, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
