Roof leak investigation in Brookstreet

Some ‘leaks’ are not leaks at all. Condensation in a cold, poorly ventilated loft can drip from nails and timbers, and the stains look much like a leak. Telling the two apart matters, since the cure for one won’t solve the other. We look at the pattern of damp, the weather and the ventilation before reaching a view. Common reasons to book are ceiling stains that grow after rain and damp walls below an overflowing gutter, on flat roof details, the roof space and chimney stacks.

In a village or hamlet like Brookstreet, older cottages and farmhouses frequently have roofs that have been patched over many years. That makes it hard to tell new damage from old wear, and the difference matters, particularly to an insurer. We check whatever is safely visible and set out what we find. Older walls and timbers hold water for a long time, so it’s worth finding the cause soon.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Common questions in Brookstreet

Do you cover smaller places like Brookstreet?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Just mention lanes, gates or anything else about the route when booking.

Is Brookstreet in the area you cover?

We do. Every survey there gets the same written report with photos.

Why is the stain in a different place from the leak?

Water rarely drops straight down. It runs along rafters, battens or underlay before it drips, so the stain may be some distance from where it gets in. That’s why we trace the route rather than patching above the stain.

What do I do with the report?

You receive the written report by email, with photographs and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Will I get photos?

Yes, plenty. Each finding is shown in a picture where possible, so you can see what we mean.

How long does the visit take?

On site, it typically takes between one and two hours for a house, rising to roughly 3–4 hours on a commercial building. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Do you need to get into the loft?

If there is a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

DIY checks: what’s safe

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

What we look for on each type of roof

Chimney stacks

Chimneys let water in through pointing, flaunching, flashings and open pots. Each is checked from every safe viewpoint.

Valleys

Leaves and moss build up in valleys and hold water back. During a downpour, water can back up under the coverings.

What this survey cannot tell you

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Putting the leak right
  • Leaks from plumbing, tanks or pipework rather than the roof
  • Faults hidden behind ceilings or boarding

If in doubt, call 07833 053749 or use the contact form and we’ll recommend the right survey before booking. The full list of what we check.

What we look at

  • Flat roof details
  • Rooflights and dormers
  • Chimney stacks
  • Slate and tile slopes
  • Lead flashings
  • The roof space
  • Valleys and parapet gutters

Useful tips for Brookstreet property owners

Getting the most from a roof leak investigation starts before we arrive and carries on afterwards. Tips:

  • Let us know what has already been tried
  • Tell us if there are tanks or pipes in the loft
  • Have an electrician check any wet fittings
  • Leave roof access to professionals

If there are several possible sources, we list them in order of likelihood. Recommendations are prioritised by urgency where relevant.

Look at the roof from the ground after strong winds. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small faults dealt with quickly rarely become leaks.

The survey, step by step

The aim of the visit is simple: to see as much of the leaking roof as can be seen safely and record it clearly. Notes and photos go into the written report. It typically takes about 1–2 hours on an ordinary house; commercial roofs usually need 3–4 hours. In a hamlet or village like Brookstreet, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. You get in touch with details of the leak and any photos.
  2. Inside, we check the damp area and the roof space above it.
  3. Outside, we look at every likely route in.
  4. Where it helps, we take moisture readings and use thermal imaging.
  5. We email a report with photographs, the likely entry point and recommendations.

Before we arrive

  • Dig out any old roof reports or invoices
  • Clear the way to the loft hatch
  • Tell us about any leaks, stains or damp patches you know of

Advice

Leave it or get it looked at?

If a leak has been ‘fixed’ before and has come back, the cause was probably missed. A careful investigation looks at every likely route, not just the obvious one. It gives the next repair a far better chance. Around Brookstreet, older homes often have old roof timbers, where water from a failed roof can cause rot if it is left.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

What you get with us

  • Independent findings on the roof’s condition
  • Over 20 years’ experience
  • 5,000+ roofs surveyed
  • Thermal imaging and drones used where they help

Roof leak investigations in Brookstreet: local notes

Weatherboarded walls and clay tile roofs are typical of older Essex buildings, with post-war and more recent estates making up much of the newer housing. Knowing the roof type helps narrow down where water may be getting in. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing.

The streets around a church like Church of St Mary the Virgin are frequently among the oldest in a place, and if yours is one of the older homes nearby, water on an older roof tends to find its way in at the lead, the valleys or the chimney. Take a building like The Flitch Green Academy: tracing a leak on a big roof starts with where the water appears and works back.
