About our roof survey in Purleigh

Our report is written in plain English, not jargon. Every issue comes with photos and a written recommendation, and we rank them by urgency where that helps. With the Standard Survey you also get moisture detection and a structural check. The Premium Survey goes further, with thermal imaging, a drone where it applies and a same-day report. Reports are sent by email. We survey lead flashings, the roof space and natural slate, and common reasons people get in touch are valley linings that have cracked or split and standing water on a flat roof.

In a small place like Purleigh, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Tips from our surveys

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Photograph stains when they appear
  • File the report with your home documents
  • Leave roof access to professionals
  • Find records of any re-roofing or repairs

Any roofer you ask to quote can work from the report. The photos show what we found and where, which makes quotes easier to compare.

Check the loft now and then, with care and a good torch. Watch for stains, damp timbers and daylight through the roof. Take photos of anything that changes.

How it works

We do not take risks to get a closer look. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. The survey normally takes roughly 1–2 hours for most houses, rising to roughly 3–4 hours on a commercial building. In a small place like Purleigh, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a report with photographs and recommendations.

Getting ready for the survey

  • Clear the way to the loft hatch
  • For a flat or shared roof, check access with the freeholder or managing agent
  • Make sure pets are kept safely away

Advice

DIY checks: what’s safe

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Honest limits

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • The condition of the rest of the building (that is a RICS home survey)
  • Structural calculations (that’s a structural engineer’s job)
  • Asbestos testing of any kind

If in doubt, ring 07833 053749 or email us and we will recommend the right survey. The full list of what we check.

Purleigh: your questions answered

Will you come out to Purleigh?

Yes, Purleigh is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Do you survey roofs for landlords with property near North Fambridge station?

Yes, landlords and agents book with us as well as owners. You can phone 07833 053749 or drop us an email with the address and a few details.

Do you carry out asbestos surveys?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.

How do I arrange a roof survey in Purleigh?

Just call 07833 053749 or send us an email with the address. We’ll ask a few questions, confirm the price and agree a date.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access as you book.

Does a roof survey replace a structural engineer?

No. If we see signs that need an engineer, such as serious sagging, we’ll say so. Our survey is not a structural engineer’s report.

Do you carry out surveys on Saturdays and Sundays?

Visits run seven days a week in the daytime. Let us know your preferred days as you book.

What a roof survey looks like in Purleigh

The coast is about 3 miles or less from Purleigh, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. Older buildings in Essex frequently have clay tiles and weatherboarding, and plenty of post-war and modern estates besides. Whichever you have, the details that tend to fail before the covering itself get the closest look.

For landlords with property near North Fambridge station, a dated record of the roof is useful when planning maintenance across a let. Danbury Place lies about 4.7 miles north-west, so building around Purleigh goes back a long way. Older roofs nearby frequently mix original materials with later repairs, and the survey shows where each one is. If you live in an older home near Parish Church of All Saints, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Leave it or get it looked at?

Leaks rarely show up straight away. Damp spreads through insulation and timber before anything shows below. From inside the roof space, we can often spot it sooner. Older and listed buildings around Purleigh may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.

What we look for on each type of roof

Flat roof coverings

Repeated coatings can hide what’s underneath. We say what we can see and when a closer look would need opening up.

Concrete interlocking tiles

Mortar at ridges and verges often cracks on tiled roofs. Loose ridges and gaps in the mortar are recorded, as wind can lift them.
