Roof survey in Chappel: what you get
The report is written for you, in plain language. Each defect is described with photographs and a recommendation, and where it is relevant we say what’s urgent and what can wait. With the Standard Survey you also get moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where applicable and a same-day report. Reports are sent by email. If you’re worried about cracked mortar along the ridge and flashings that have come away from the wall, we can find out what’s behind it, on flat roofs, chimney stacks and natural slate alike.
In a village or hamlet like Chappel, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What we need to know
What helps most when you contact us:
- Where water is showing inside, if it is
- Whether there’s a loft hatch, a shared roof or tricky access
- What’s prompted the survey
- Your timetable, like an exchange date
Roof survey starts from £150, including VAT. The exact figure depends on the roof and the package, so call 07833 053749 or drop us an email with the details.
What we do, step by step
The visit has one job: to see as much of the roof as can be seen safely and record it clearly. Notes and photos go into the written report. The visit usually takes between one and two hours on an ordinary house, and about three to four hours for a commercial roof. Rural addresses near Chappel can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- You let us know about the property and any concerns.
- We agree a date, on a weekday, Saturday or Sunday.
- We check the roof from each safe vantage point, inside and out.
- Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
- We email a written report with photos and recommendations.
How to prepare
- If the roof is shared, arrange access with whoever manages the building
- Jot down any questions you want answered
- Check the loft hatch can be reached

Landlord and commercial surveys in Chappel
Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out by urgency where it matters, which helps when budgeting.
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it when booking and we’ll plan the survey around it.
Why act early in Chappel
A small roof defect usually gets bigger. One slipped slate lets water reach the battens and underlay, and damp timber slowly weakens. Catching it early means less to put right. Outbuildings and barns around Chappel are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

Lead flashings and valleys
Flashings and valleys are where many leaks start. They get particular attention in every survey.
Flat roof coverings
Some flat roofs have been coated over several times. If the covering would need opening up to know more, we say so.
Local roofs in Chappel
If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.
The streets around a church such as Church of St Barnabas are often among the oldest in a place, and if you own one of the older houses nearby, its chimney, valleys and lead work are likely to be the parts that need attention first. If you look after a building like Chappel Church of England Controlled Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Landlords with a home close to Chappel & Wakes Colne station may find that the gap between tenancies is a good time to have the roof looked at.
