Roof surveys in Great Tey

Roof survey in Great Tey: what you get

People book a roof survey for all sorts of reasons. Some have spotted a stain or a slipped slate, while others just want to know where they stand. The approach is the same in each case: we inspect carefully and explain what we see in writing. We survey on weekdays and at weekends, so finding a time is rarely difficult. We survey ridges, hips and valleys, flat roofs and chimney stacks, and the problems we’re asked to look at most are ponding, splits or blisters on flat roofs and slipped, cracked or missing slates and tiles.

Some older homes in villages like Great Tey are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Roofs, chimneys and gutters in Great Tey

If your home is older, it’s worth knowing whether it is listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

If you let a flat or house near Chappel & Wakes Colne station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you live in an older home near Church of St Barnabas, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Great Tey is about 5 miles south-east of Halstead, in Essex. We provide roof surveys for homes and businesses in Great Tey and nearby. Across Essex, we cover Great Tey and the places around it. There is also a page for Chelmsford.

What we look for on each type of roof

Concrete interlocking tiles

Interlocking tiles on shallow roofs depend on their laps and fixings. We look for lifted, cracked or slipped tiles.

Chimney stacks

We check the pots, flaunching, pointing and flashings of each stack. Leaning stacks and loose pots are recorded.

Can I check my roof myself?

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

How we price roof surveys

When we price a survey, we consider:

  • Whether you choose the Basic, Standard or Premium Survey
  • Chimneys, valleys, parapets and other details
  • If the survey needs thermal imaging or a drone
  • Roof area

Roof survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we can help you choose.

Helping us price your survey

A few details help us recommend the right survey and price. When you contact us, it helps to mention:

  • Any photos you have, taken from ground level or a window
  • The reason for the survey, such as buying, a leak or storm damage
  • Any deadline, such as an exchange date
  • Any stains, drips or damp patches you’ve seen indoors

Our price is from £150, including VAT. The exact figure depends on the roof and the package, so call 07833 053749 or email us with the details.

Questions from Great Tey

How do I find out if my home in Great Tey is listed?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

I let a flat near Chappel & Wakes Colne station. Can you check the roof?

Yes, landlords and agents are among the people we work for. Just phone 07833 053749 or email us with the details, and we’ll talk through which survey suits.

What if it rains on the day?

Light rain is normally fine; heavy rain and wind are different. Strong wind or a downpour can make access unsafe and ground a drone, so we’d move the date with you.

Do you give a life expectancy for the roof?

We don’t give a number of years. We describe the condition of each part of the roof and how it’s wearing, and we say what needs attention and how urgently.

Is Great Tey in your area?

Yes. Our area covers London and South East England, and that includes Great Tey.

Are you insured?

We are covered by professional indemnity and public liability insurance.

Is this a RICS survey?

No. We check the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

Tips that help

From years of surveys, a few habits stand out as worth the effort:

  • Look for debris in the garden after high winds
  • Keep the report with your property records
  • Mention any damp patches when you book
  • Make sure we can open the loft hatch

Standard includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. It’s a chance to ask questions about anything in the report.

Every so frequently, look in the loft space with a torch, keeping to boarded areas. Watch for stains, damp timbers and daylight through the roof. Photograph anything new.

Honest limits

It’s a careful look at the roof, not the whole story. The main limits are:

  • A promise that the roof won’t leak in future
  • Defects hidden under coverings or inside walls without opening up
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you before booking. The full list of what we check.

What happens on the day

Safety comes first on every visit. We inspect what can safely be seen, and anything we can’t see is noted in the report. The survey usually takes between one and two hours for a house, with bigger or more complicated roofs taking longer. For a village or hamlet like Great Tey, the journey is planned beforehand: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a written report with photos and recommendations.

Before we arrive

  • Keep pets inside or away from the areas we’re looking at
  • Jot down any questions you want answered
  • Check we can get to the back of the property
