Flat roof surveys for Great Tey homes and businesses

Flat roof surveys for homes and businesses in Great Tey

Standing water is one of the first things we look for on a flat roof. It can point to poor falls, a blocked outlet or a deck that is deflecting. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. If the deck itself looks like a structural concern, we’ll recommend a structural engineer. We survey EPDM rubber, mastic asphalt and GRP fibreglass, and people most frequently book us about gaps at upstands and abutments and blisters and bubbles in the covering.

In a village or hamlet like Great Tey, flat roofs are typically on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access in advance. If there are outbuildings or garages with flat roofs, mention them when booking.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Flat and commercial roofs around Great Tey

Older buildings in Essex often have clay tiles and weatherboarding, and lots of post-war and modern estates besides. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

Landlords with a home close to Chappel & Wakes Colne station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

What affects the cost of flat roof surveys

Prices vary from roof to roof, for these reasons:

  • Height and safe access
  • Features like valleys, chimneys, dormers and parapets
  • Whether it is a home or a commercial building
  • Extensions, dormers and garages with roofs of their own

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

Getting in touch

Getting the details right at the start saves time. It is useful to include:

  • The address and postcode of the property
  • Pictures of the roof from a safe spot, if you have them
  • The type of building and roof, such as pitched or flat
  • Access details, like a loft hatch or a shared roof

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or use the contact form when you are ready.

Signs you need a flat roof survey in Great Tey

Every flat roof covering has a working life. Felt roofs frequently last around 15 to 20 years, EPDM frequently 30 to 50 years and GRP up to about 30, though workmanship and upkeep make a big difference. A survey shows how yours is holding up, whatever its age.

It is worth booking a survey if you’ve seen:

  • Pools of water lying on the roof
  • Outlets choked with leaves and silt
  • Blistering in felt or asphalt
  • Signs of deflection in the roof deck

The streets around a church like Church of St Barnabas are often among the oldest in a place, and if yours is one of the older homes nearby, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.

What a good roof survey covers

Roof by roof

EPDM rubber

An EPDM rubber roof is typically one large sheet, bonded to the deck. The survey looks at laps, edge trims, corners and signs of puncture.

GRP fibreglass

GRP can crack if the deck beneath flexes or if the resin was laid too thin. We record any cracking and any signs of the deck moving.

What happens if roof problems are left?

A leak over an office, shop or unit can affect the people and stock underneath. A planned survey lets you budget for work rather than deal with an emergency around the people who use the building. Outbuildings and barns around Great Tey are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

How it works

Safety comes first on every visit. We inspect whatever is safely visible, and if part of the roof cannot be seen, the report says so. Most visits take an hour or two for a house, rising to roughly 3–4 hours on a commercial building. Somewhere like Great Tey needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

Getting ready for the survey

  • If it isn’t your property yet, arrange access through the agent
  • Agree roof access with the managing agent if it is shared
  • Dig out any old roof reports or invoices

Related advice

Great Tey: your questions answered

Do you cover smaller places like Great Tey?

Yes, Great Tey is covered. We survey roofs across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

How do I find out if my home in Great Tey is listed?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

What will the report tell me?

It works through the roof part by part, in writing and with photos, finishing with recommendations. Points are put by urgency where it matters.

Which days do you carry out surveys?

Surveys run seven days a week. To arrange a date, ring 07833 053749 or drop us an email.

What types of flat roof do you survey?

We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. The report names the covering and explains its condition.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Let us know about it when you book and we’ll explain what’s needed.

How long will you be at the property?

It usually takes between one and two hours at a typical home, or half a day or so for a commercial building. The written report follows by email, on the timescale of your package.

Checking the roof from the ground

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
