Thermal roof surveys near Great Tey

Roof by roof

Single-ply and EPDM roofs

Many single-ply and EPDM roofs sit on insulation boards. If water gets under them, thermal imaging can suggest which boards are wet.

GRP fibreglass roofs

Cracks in GRP can let water into the boards beneath. We combine a visual check of cracks with the thermal images around them.

Thermal roof surveys for homes and businesses in Great Tey

Thermal imaging works best in the right conditions. It helps to have a sunny day beforehand, a dry surface and calm air. Rain, wind and cloud can all make the patterns weaker. We’ll discuss the weather with you when booking, and our report notes the conditions and how they affected what we saw. We survey pitched roof slopes, loft conversions and commercial roofs, and the problems we are asked to look at most are wet insulation beneath the membrane and areas losing heat at the eaves and junctions.

Older buildings in small places like Great Tey may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, which suits a building where any change needs care. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

If any part of the roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

Should I look at the roof myself first?

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.

Do you need a thermal roof survey in Great Tey?

Unexplained damp is one of the main reasons people ask for thermal imaging. Water can travel under a roof covering or along timbers before it shows inside. Temperature patterns can help narrow down where to look.

A survey can pick up problems such as:

  • Damp that repairs haven’t cured
  • Wet insulation beneath the membrane
  • Leaks that are hard to trace
  • Damp around roof outlets and upstands

Around Great Tey, as everywhere, small roof faults are simplest to sort before they let water in.

Questions to ask before booking

  • Whether VAT is added on top
  • What the survey won’t cover
  • What happens after the report arrives

What a good roof survey covers

Before and after the survey

There is plenty you can do without going near the roof. What helps most:

  • Photograph damp patches with the date
  • Clear leaves from outlets and gutters each autumn
  • Remember the conditions on the day affect the results
  • Use the report as a baseline for later checks

The report explains the conditions on the day and how they affected the images. It helps you judge how firm each finding is.

Keep an eye on ceilings under the roof for new stains. Catching a leak early stops insulation getting soaked.

What a thermal roof survey looks like in Great Tey

If your survey includes the drone, the flight is checked against the Drone Safety Map first. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.

The streets around a church such as Church of St Barnabas are often among the oldest in a place, and if your house is among the older ones nearby, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that’s where a view from above or with a thermal imager helps.

Questions from Great Tey

Does a conservation area affect roof work in Great Tey?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Is Great Tey within the area you cover?

Yes, Great Tey is on our map. A small place gets exactly the same survey as a big one.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. We look at the parts we’re given access to, and the report makes that clear.

Does someone need to be in?

Not always. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.

How long is the visit?

It normally takes an hour or two on an ordinary house, and longer for a large or complex roof. The written report follows by email, on the timescale of your package.

Do you test for asbestos?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

What happens next?

We email you the written report with photos and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

How the survey works

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. A typical visit takes about one to two hours at a typical home, while a commercial roof takes nearer three to four hours. Older roofs in small places like Great Tey can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it’s safe.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. Patterns that stand out are checked with moisture readings.
  5. Each image is set beside a normal photo and explained in the report.

Before we arrive

  • For a flat or shared roof, check access with the building owner or managing agent
  • Keep pets inside or away from the areas we’re looking at
  • Have any paperwork from past roof work to hand
