About our flat roof survey in Chappel

Every flat roof covering tends to fail in its own way. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. If you’ve noticed raised blisters across the surface and failed seals around rooflight kerbs, we can find out what’s behind it, on mastic asphalt, upstands and outlets and GRP fibreglass alike.

In a village or hamlet like Chappel, flat roofs are typically on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. We simply plan the journey and access ahead of time. Garages and outbuildings are easy to forget, so mention any you want included when you book.

Where we cannot see part of the flat roof, the report says so. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

How the survey works

Expect us to ask a few questions before we start, like when any problem began and what work has been done before. Then the inspection itself takes about 1–2 hours at most homes, while a commercial roof takes nearer three to four hours. Cottages and farmhouses around Chappel often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. The report, with photos and recommendations, comes to you by email.

Before the survey

  • Dig out any old roof reports or invoices
  • For flats, make sure roof access has been agreed
  • Keep pets out of the way during the survey

Rented homes, blocks and businesses

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out by urgency where it matters, which helps when budgeting.

Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time, and they’re priced for the size.

Flat roof surveys in Chappel: local notes

England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council. Older buildings in Essex often have clay tiles and weatherboarding, alongside a good many post-war and newer estates. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

Take a building like Chappel Church of England Controlled Primary School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. Take an older house close to Church of St Barnabas: the flat roofs on later extensions tend to wear out long before the main roof. If you own a rental within reach of Chappel & Wakes Colne station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

What a survey costs

Several things affect the price of a survey:

  • The height of the building and how the roof can safely be seen
  • The shape of the roof and its details
  • House, block, shop or office
  • The roof’s overall size

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

What to tell us when you contact us

There is no need for technical words. It’s enough to tell us:

  • Photos of the roof, taken safely from the ground or a window
  • What made you get in touch
  • The type of building and roof, such as pitched or flat
  • The property’s address and postcode

Every survey is priced before it is booked, so you know where you stand. Flat roof survey starts from £150, including VAT. To book, call 07833 053749 or use the contact form.

DIY checks: what’s safe

What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

Tips that help

From years of surveys, a few habits stand out:

  • Look for standing water a day after rain
  • Ask contractors to protect the roof if they work on it
  • Check the outlets after the leaves fall
  • Note the date and type of any roof work

Many people send the report to two or three roofers for quotes. Because everyone is pricing the same findings, the quotes are easier to compare. You stay in control of who does the work and when.

Clear leaves and silt from outlets and gutters, above all in autumn. Water that can drain away does far less harm than water that sits.

Your questions about flat roof surveys in Chappel

How do I find out if my home in Chappel is listed?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you cover smaller places like Chappel?

Yes, Chappel is covered. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

How much does a flat roof survey cost in Chappel?

Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.

What if it rains on the day?

Light rain is usually fine; heavy rain and wind are different. Strong wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.

Do you use drones?

Yes, where it applies and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Do you carry out surveys on Saturdays and Sundays?

Visits run seven days a week in the daytime. Let us know your preferred days as you book.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access as you book.

Different roofs, different checks

Felt and built-up roofs

A felt roof frequently lasts around 15 to 20 years, though quality and upkeep make a big difference. Our report sets out its condition and the areas most at risk.

Mastic asphalt

With age, asphalt can harden and crack with movement. We note where this is happening and how widespread it looks.
