Questions from Navestock Heath

Does a conservation area affect roof work in Navestock Heath?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Do you cover smaller places like Navestock Heath?

Yes. Navestock Heath is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

How long will you be at the property?

Allow about 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time. We’ll give you an idea of timing when booking.

Does this replace a RICS home survey?

No. We look at the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Do I have to be there for the survey?

Not necessarily. If we only need the outside, we can agree that in advance, but anything inside needs someone there to give access.

Do you give a life expectancy for the roof?

We do not give a number of years. We describe the condition of each part of the roof and how it is wearing, with recommendations ranked by urgency.

Can you look at a roof that’s joined to next door?

Yes, we inspect your part of the roof. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.

Roof surveys for homes and businesses in Navestock Heath

People book a roof survey for all sorts of reasons. Some have seen a mark on a ceiling or bits of tile in the garden, while others just want to know where they stand. Whatever the reason, the survey works the same way: a careful look, then a clear written report. Visits run on weekdays, Saturdays and Sundays, so it’s easy to find a day that suits. If you’re worried about leaking gutter joints and downpipes and loose ridge or hip tiles, we can find out what’s behind it, on lead flashings, clay and concrete tiles and flat roofs alike.

In a village or hamlet like Navestock Heath, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

When you need someone else

To be straight with you, a roof survey has limits:

  • A structural engineer’s report
  • The condition of the rest of the building (that’s a RICS home survey)
  • Faults hidden behind ceilings or boarding

If you are not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.

Roofs we survey in Navestock Heath

  • Ridges, hips and valleys
  • Chimney stacks
  • The roof space
  • Clay and concrete tiles
  • Flat roofs
  • Lead flashings
  • Natural slate

Different roofs, different checks

Natural slate

Slate is common on older homes in London and South East England. Where several slates have slipped, the cause is often nail fatigue, and we say how widespread it looks.

Flat roof coverings

Some flat roofs have been coated over several times. We say what we can see and when a closer look would need opening up.

What happens if roof problems are left?

A roof that has had no attention for years can surprise you. A survey sets a baseline, which makes later changes easy to spot. Older and listed buildings around Navestock Heath may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.

Every price we give includes VAT. Roof survey starts from £150, including VAT. We confirm the exact price before booking.

Navestock Heath homes and their roofs

Hill Hall, about 3.2 miles north-west, is one of the historic houses in the wider area around Navestock Heath. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Stapleford Aerodrome is about 3 miles from Navestock Heath. If the drone is used for your survey, the Drone Safety Map is checked for restrictions first.

If your home is one of the older ones in the streets near Church of St Thomas the Apostle, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you let a flat or house near Harold Wood station, a dated record of the roof is useful when planning maintenance across a let.

What affects the cost of roof surveys

To price your survey, we look at:

  • The shape of the roof and its details
  • Roof area
  • The use of thermal imaging or a drone
  • Extensions, dormers and garages with roofs of their own

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Roof survey starts from £150, including VAT.

Getting in touch

Getting the details right at the start saves time. Please include:

  • Any stains, drips or damp patches you’ve seen indoors
  • The property’s address and postcode
  • Dates you’re working to, such as exchange
  • What kind of property and roof it is

Not sure which survey you need? It’s easiest to phone 07833 053749 or drop us an email and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.

DIY checks: what’s safe

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

What we do, step by step

The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photographs go into the written report. The visit normally takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In a hamlet or village like Navestock Heath, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.
