How a roof leak investigation works in Heath Park

Most roof leaks start at a joint rather than the middle of a slope. Flashings at chimneys and walls, valleys, gutters, parapets and flat roof upstands and outlets are the usual suspects. Each of these is checked in turn and we follow where the evidence leads. Every chimney, dormer and roof light adds more joints to check. We look at all of them, from every safe viewpoint. We survey lead flashings, slate and tile slopes and flat roof details, and people most frequently book us about leaks at a dormer or roof window and damp walls below an overflowing gutter.

Many London homes are well over a century old and their roofs have been patched more than once, so a new leak can be the latest sign of wear rather than a single event. Telling wear from a one-off event matters, because insurers typically exclude wear and tear. A careful look in Heath Park tells the two apart where the evidence allows. A written record with photos helps you explain what was found to whoever deals with it next.

The report records the leaking roof as we found it on the day. That makes it useful now and a handy reference later, such as when you want to compare after future work.

Roof by roof

Lead flashings

Some roofs have mortar where you’d expect lead. Fillets crack and pull away over time, and water runs down behind them.

Chimney stacks

We look at the outside of the stack and the breast inside, not a flue, gas or sweep inspection.

Roof leak investigations in Heath Park: local notes

With Hare Hall about 0.8 miles north-east, Heath Park sits in an area with a long building history. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. If your home in Heath Park is one of them, bay roofs, hips and later dormers each have their own details. The covering and its details give the first clues when tracing where water is coming from.

For landlords with property near Gidea Park station, a clear finding on where water gets in helps you brief a roofer straight away. If you live near a park like Haynes Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. If you look after a building like Squirrels Heath Infant School, on a building that size, finding the source of a drip means looking well beyond the stain.

Heath Park is about 1 mile east of Romford, in Greater London. We cover Heath Park and the rest of Greater London, as part of our work across London and South East England. Heath Park is one of the places in Greater London we cover. For surveys nearby, see our London page.

Heath Park: your questions answered

Do you cover Heath Park?

Yes. Our area covers London and the South East, and Heath Park is part of that. Just phone 07833 053749 or email us and let us know about the property, and we will talk through which survey suits.

Does a conservation area affect roof work in Heath Park?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

How experienced are you?

More than 5,000 surveys over 20+ years, across London and South East England.

How do I book a survey in Heath Park?

It is easiest to call 07833 053749 or send us an email. Give us the address and a few details about the roof. Surveys run on weekdays and at weekends.

Can thermal imaging help find my roof leak?

Where conditions suit, it can. The best results come after a sunny day, on a dry roof with little wind. Wet insulation holds heat longer than dry, which can show up on the image. Its findings are confirmed with a moisture check.

Is this a RICS survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

What happens after the survey?

The report arrives by email. With Standard there’s a follow-up consultation; with Premium, an in-person consultation.

What affects the cost of roof leak investigations

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • Height and safe access
  • The size of the roof
  • Features like valleys, chimneys, dormers and parapets
  • The number of roofs, including extensions and garages

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Roof leak investigation starts from £150, including VAT.

Helping us price your survey

There’s no need for technical words. It’s enough to let us know:

  • The type of building and roof, such as pitched or flat
  • What made you get in touch
  • Where any leaks, stains or damp patches show inside
  • Any photos you have, taken from the ground or a window

To arrange a survey, ring 07833 053749 or use the contact form and let us know the address and what’s prompted the survey. We’ll confirm the price before you book.

What happens on the day

Photos are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe. Most surveys take roughly 1–2 hours, more where the leak is intermittent or the roof is large. In Heath Park, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it helps to know what’s near you. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. We check the stain, the ceiling and the loft above it.
  3. Outside, we check every likely route in.
  4. Where it helps, we take moisture readings and use thermal imaging.
  5. Your report sets out where the water is most likely getting in, with photos and recommendations.

Before the survey

  • Unlock side gates and any roof access doors
  • For flats, make sure roof access has been agreed
  • Make sure pets are kept safely away

Related advice

Should I look at the roof myself first?

The one thing to avoid is getting up close. Roofs are fragile and slippery. That is where a survey comes in, using safe viewpoints and a drone where it applies.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Tips that help

You do not need to be a roofer to help. What helps most:

  • Protect furniture and flooring under the leak
  • Let us know what has already been tried
  • Clear the loft hatch so we can get in
  • Don’t climb onto the roof to look

If condensation is the cause, we explain it, and suggest how the loft space could be better ventilated. That avoids roof work that wouldn’t help.

Look at the roof from ground level after strong winds. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Prompt repairs stop gaps turning into leaks.

What a roof leak investigation doesn’t cover

A survey is a proper look at the leaking roof, but it can’t do everything. Its limits include:

  • Defects hidden under coverings or inside walls without opening up
  • Structural calculations (that is a structural engineer’s job)
  • Leaks from plumbing, tanks or pipework rather than the roof

If you are not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer. What a survey covers and doesn’t.
