Common questions in Crossness
Is parking a problem for a survey in Crossness?
It rarely stops a survey, but it is worth planning. Let us know the parking rules on your street and we will work around them.
Do you survey roofs for landlords with property near Abbey Wood station?
Yes, letting agents and landlords book with us as well as owners. Just ring 07833 053749 or use the contact form and let us know about the building, including who will give access on the day.
Will you fly a drone over my roof?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
Do you carry out asbestos surveys?
No. Asbestos testing isn’t part of our service. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them so a specialist asbestos surveyor can check before any work.
What’s the best way to book?
Simply call 07833 053749 or use the contact form with the address. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.
I live in a flat. Can you survey the roof?
Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from the freeholder or managing agent. We inspect only the parts we are allowed to reach.
Do you inspect the roof from on top?
Only when it is safe. Many roofs can be seen well from windows, vantage points and the loft, and Premium includes a drone where applicable.
Roof survey in Crossness
A roof survey tells you what condition your roof is in, before small faults become big ones. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it’s safe to get in. You get a report with photos and recommendations. Where it is relevant, the recommendations are prioritised by urgency. If you’ve noticed water stains on rafters and ceiling joists and slates or tiles that have slipped or broken, we can find out what’s behind it, whatever the roof.
London has a great many flats in converted houses and purpose-built blocks, so roofs are often shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. Leaks from a shared roof rarely affect just one home. With a written report and photos, everyone can plan from the same facts.
What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later, for example when you want to check whether anything has changed.

Tips that help
Small things make a difference, both for the survey and for the roof itself. Our tips:
- Gather any paperwork for past roof work
- Clear the loft hatch area before we arrive
- Keep the report with your property records
- Look for debris in the garden after high winds
Your report arrives by email, with photos of what we found. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Each finding is set out in plain English.
After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Getting small faults fixed quickly keeps water out.
Crossness homes and their roofs
Crossness is inside, or right on the edge of, the flight restriction zone around London City Airport. Where the drone is part of the survey, permission from the airport is needed first, and the flight only goes ahead if it’s given. Rainham Hall, about 2.8 miles north-east, is one of the historic houses in the wider area around Crossness. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.
If you own a rental within reach of Abbey Wood station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you live near a park like Lesnes Abbey Woods, or anywhere with mature trees, autumn leaves can block gutters and valleys.

What we look for on each type of roof
Natural slate
Slate is common on older homes in London and South East England. Widespread slipping normally points to corroded nails, which we describe in the report.
Flat roof coverings
Felt flat roofs often last around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We check its condition and the signs of age.

- Photos of the roof, taken safely from the ground or a window
- What kind of property and roof it is
- How the loft is reached, if there is one

How it works
We look at the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey normally takes between one and two hours for most homes, depending on how many separate roofs there are. Surveys in Crossness can be booked for any day of the week. London parking is frequently by permit or pay-and-display, so it is useful to know what’s near you. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.
- You let us know the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- We look at the roof from each safe vantage point outside.
- We then look in the loft for damp, staining and the condition of the underlay.
- We email a written report with photos and recommendations.

Advice
Do you need a roof survey in Crossness?
Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Over time lead flashings split, lift or work loose, and mortar fillets crack. Missing lead isn’t unusual either, as thieves target it.
Problems we come across frequently include:
- Condensation or damp timbers in the loft
- Loose ridge or hip tiles
- Loose chimney pots
- Flashings that have come away from the wall
For an older house near a landmark like Church of the Cross, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
Choosing a roof surveyor
- Will they check the loft as well as the outside?
- Their report turnaround times
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Is VAT included in the price?
