Flat and commercial roofs around Seven Kings
Valentines Mansion, about 1.4 miles west, is one of the historic houses in the wider area around Seven Kings. If you own one of the older houses, expect a mix of original materials and later repairs on the roof. Seven Kings has a number of hotels within about a mile and a half, and hotels, like offices and blocks of flats, often have flat roofs. If you look after one, a leak through a flat roof can put a room out of use.
Anyone responsible for a site like Downshall Primary School will know that ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. If you own one of the older houses in the streets near St John the Evangelist, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.
Seven Kings is about 2 miles north of Barking, in Greater London. Whether the building in Seven Kings is a house, a flat or a commercial unit, the roof can be surveyed. Across Greater London, we cover Seven Kings. London is in our area too.

About our flat roof survey in Seven Kings
Every flat roof covering tends to fail in its own way. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. We survey EPDM rubber, felt flat roofs and single-ply membranes, and common reasons people get in touch are blistering in felt or asphalt and outlets choked with leaves and silt.
Across London, flat roofs are everywhere, from back additions and dormers to roof terraces, blocks of flats and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, and each fails in its own way. In Seven Kings, as anywhere in London, the right approach depends on what the roof is made of. Many older flat roofs are felt or asphalt, and many newer ones EPDM rubber or GRP.
The report is written in plain words, so you don’t need to be a roofer to follow it. Each point is backed by a photo where possible, with the urgent items made clear.

Questions from Seven Kings
Can parking be tricky for a visit in Seven Kings?
It rarely stops a survey, but it is worth planning. Let us know the parking rules on your street and we’ll work around them.
Can you look at the flat roof of a hotel or office near Seven Kings?
Yes, we cover commercial roofs as well as homes. Roof access is agreed with the building manager or owner beforehand.
Does this replace a RICS home survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
Which days do you carry out surveys?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.
Will you check the loft?
If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps.
Do you survey roofs on blocks of flats?
Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.
What’s in the survey report?
A report with photographs, explaining the condition of the flat roof, any defects and our recommendations. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.
When to book a survey in Seven Kings
Flat roofs swing between hot and cold more than most parts of a building. This constant movement works at laps, seams and board joints, and in time it can open up splits and cracks. Coverings that have hardened with age tend to suffer most.
People usually book a survey after spotting something like this:
- Failed upstands where the roof meets a wall
- Pools of water lying on the roof
- Edge trims that have lifted or split
- Blistering in felt or asphalt
If you look after a shop, office or commercial unit, for instance near The Brewery, a flat roof over a business is out of sight and out of mind until it leaks.
Choosing a roof surveyor
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Whether VAT is added on top
- What exactly goes into their report
- When you’ll get the report
What a flat roof survey does not cover
Every survey has limits, and it is better to know them up front. Keep these in mind:
- A fixed date for when the roof will need replacing
- Hidden layers beneath the covering
- Asbestos testing, which needs a specialist asbestos surveyor
If in doubt, phone 07833 053749 or use the contact form and we will point you to the right survey before booking. What a survey covers and does not.

Checking the roof from the ground
Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Why it is worth a survey now in Seven Kings
Before replacing a flat roof, it is useful to know if you really need to. Sometimes a few details are to blame, and sometimes the covering has simply had its day. The report sets out what we found, so you can make that decision with a roofer. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.

What else we do in Seven Kings
The survey, step by step
Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. The inspection then takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In Seven Kings, as in much of London, a good many properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when you book.
- First you give us the address, what the roof covers and any leaks you’ve noticed.
- We look at the roof from wherever it can be seen safely.
- We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
- We check the rooms or spaces under the roof for staining where we can reach them.
- We send a written report with photos, the defects we found and what we recommend.
Before the survey
- Leave a clear route to the loft
- Check pets are kept safely away
- Gather any invoices or paperwork from past roof work
Getting a price
Photos help, if you have them. Take them safely from the ground or a window; never climb up to get a better view. To send them or to book, ring 07833 053749 or use the contact form.
Advice
How we price flat roof surveys
Prices vary from roof to roof, and it comes down to:
- How complicated the roof is, with its valleys, chimneys and parapets
- The package you choose: Basic, Standard or Premium
- The number of roofs, including extensions and garages
- How tall the building is and how easy the roof is to see
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.
Getting in touch
A little information up front helps. It helps to include:
- Any photos you have, taken from ground level or a window
- Why you want a survey: buying, a leak, a storm or new work
- Access details, such as a loft hatch or a shared roof
- Where any leaks, stains or damp patches show inside
If you’re buying, it’s useful to book soon after your offer is accepted, so there’s time to use the report before exchange. Otherwise, simply call 07833 053749 or email us whenever suits you.
