Landlord roof surveys in Seven Kings

Landlord roof survey in Seven Kings

A landlord roof survey covers the usual parts of a roof: coverings, ridges, hips, valleys, flashings, chimneys, gutters and the roof space. Flat roofs over blocks, rear additions and garages are covered too where they’re part of the brief. Chimney stacks, parapets and party-wall upstands are checked as far as they can be seen safely and the loft where access is safe. Typical surveys look at mortar falling from ridges and verges and chimney stacks in poor repair, across shared roofs, converted houses and blocks of flats.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. Hidden behind the parapet, that gutter can block or split without anyone seeing it. For a house in Seven Kings with this kind of roof, the hidden gutter is one of the first things to check.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Checking the roof from the ground

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

Common roof problems in Seven Kings

A tenant reporting damp or a stained ceiling is a common reason to book. We check whether the roof or rainwater system is the likely cause, as far as can be seen.

A survey makes sense if you’ve noticed:

  • Worn ridges, hips and verges
  • Leaking joints at party walls
  • Missing or loose roof coverings
  • Ponding or splits on flat roofs

Take an older house close to St John the Evangelist: old fixings, lead flashings and tall chimneys are typical of older roofs.

What’s in a roof survey

Seven Kings homes and their roofs

Valentines Mansion, about 1.4 miles west, is one of the historic houses in the wider area around Seven Kings. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

Trees in and around South Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. For businesses in and around places such as The Brewery, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

Shared chimney stacks

A leaning or cracked stack on a shared building affects more than one owner, so a clear record helps.

Flat roofs on blocks and rear additions

Many blocks and rear additions have flat roofs. Ponding, splits and blistering are recorded where we can see them safely.

For landlords and managing agents

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, so they’re priced to suit.

What we do, step by step

When we arrive, we begin with a quick chat about the roof and anything that is worrying you. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where it applies. The survey typically takes between one and two hours for most houses, with bigger or more complicated roofs taking longer. In Seven Kings, as in much of London, a good many properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, tell us when booking.

  1. We start with what you know about the building and its history.
  2. We let you know which flats and hatches we need to reach.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. We note what couldn’t be seen as well as what could.
  5. You receive photos and recommendations, prioritised where relevant.

Before we arrive

  • Check pets are kept safely away
  • Have any paperwork from past roof work to hand
  • Have keys ready for side gates, garages or roof access doors
