Thermal imaging roof survey in Abbey Wood, Greater London
Thermal imaging to find moisture and heat loss patterns in a roof in Abbey Wood, carried out by an experienced roof surveyor. Every survey comes with a written report and photos.
- Water that travels before it shows
- Damp around chimneys and parapets
- Patches of heat loss across the roof
Thermal roof survey in Abbey Wood: what you get
Flat roofs over extensions, garages, flats and commercial buildings are where thermal imaging often helps most. Patterns can suggest where water is trapped under the covering. On pitched roofs, slates and tiles over a ventilated space can hide what’s below, so we also look from the loft where we can reach it safely. We’re often asked to look into damp patches with no obvious cause and leaks that are hard to trace, across insulated roof spaces, ceilings below the roof and flat roofs.
London roofs sit shoulder to shoulder in terraces and blocks, so privacy and neighbours matter as much as the view. We take care to focus on the roof we have been asked to look at, in Abbey Wood as anywhere. Mention access, height and anything unusual about the building when you book. The extra view helps most on steep slopes, tall stacks and rear additions.
If any part of the roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

Why it is worth a survey now in Abbey Wood
For buyers, a thermal survey adds detail that a visual inspection can’t give. Finding hidden moisture before exchange gives you facts to raise with the seller. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly, rather than in a rush after a leak.
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.

What we look for on each type of roof
Pitched slate and tile roofs
From inside the loft, the camera can help with damp around chimneys, valleys and roof windows. Findings are checked with moisture readings.
Loft insulation
Loft insulation is easily disturbed when people store things or run cables. Thermal images can show where it has been pushed aside.
Rented homes, blocks and businesses
With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, call 07833 053749 or use the contact form.
If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. Surveys run on weekdays and at weekends, which can make access easier.

How we price thermal roof surveys
All our prices include VAT. What changes the price is:
- The shape of the roof and its details
- Whether it’s a home or a commercial building
- How tall the building is and how easy the roof is to see
- How many separate roofs there are, such as extensions, dormers and garages
A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400. We confirm the price for your roof before you book.
Booking your survey
There is no need for technical words. It’s enough to tell us:
- Your postcode, so we can check access and travel
- What’s prompted the survey
- Pictures of the roof from a safe spot, if you have them
- Dates you are working to, like exchange
If you have photos of the roof, send them over. Pictures from the ground or a window are fine. To get started, ring 07833 053749 or use the contact form.
When you need someone else
It’s useful to know what a survey will not do before booking:
- The condition of timbers we can’t see
- An energy rating for the building
- Seeing water directly, as the camera shows temperature, not moisture
If you’re not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer before you book. What our survey covers.
What this survey covers
- Loft conversions
- Insulated roof spaces
- Pitched roof slopes
- Flat roofs
- Ceilings below the roof
- Commercial roofs
The survey, step by step
The visit normally starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. In total, it takes about one to two hours for most homes, plus time to check any thermal findings with moisture readings. In Abbey Wood, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it helps to know what’s near you. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.
- We talk through the roof, any damp or leaks, and the weather expected on the day.
- We look at the roof from ground level, from windows and from the roof itself where it’s safe.
- A thermal camera records how the surface temperature varies across the roof.
- Areas that look unusual on the camera are checked with moisture readings where possible.
- We write up the thermal images alongside ordinary photos and recommendations.
Preparing for the visit
- Move anything stored under the loft hatch
- Dig out any old roof reports or invoices
- Tell us about any leaks, stains or damp patches you know of

Thermal roof surveys in Abbey Wood: local notes
With Danson House about 2.1 miles south, Abbey Wood sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. The flight restriction zone around London City Airport comes within about 1 mile of Abbey Wood. If the drone is used for your survey, the exact boundary is checked for the address first.
For site and facilities teams at buildings such as Alexander McLeod Primary School, big roofs are where aerial photos and thermal images show the most at once. Take an older house close to Saint Michael and All Angels: tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. If you look after a shop, office or commercial unit, for instance near Gallions Reach Shopping Park, big, flat commercial roofs are where photos from the air and thermal images help most.

Common questions in Abbey Wood
How do I find out if my home in Abbey Wood is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Will parking be an issue for a roof survey in Abbey Wood?
In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly.
Is thermal imaging useful on pitched roofs?
It can help, but the results are often less clear than on a flat roof. The air space under slates and tiles can hide patterns, so we combine it with an inspection from the loft where there is safe access.
Do you work in Abbey Wood?
Yes. We cover Abbey Wood and the rest of Greater London. For a price, ring 07833 053749 or email us.
Will you walk on the roof?
Only where it’s safe to do so. We inspect everything that’s safely in view: from the ground, from windows, from inside the loft space, from the roof where it’s safe and by drone where it applies. Anything we can’t see is noted in the report.
Are you insured?
Every survey is covered by professional indemnity and public liability insurance.
How long will you be at the property?
That depends on the size and shape of the roof; most visits take about 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. The report is sent afterwards by email.
