Thermal roof survey in Lessness Heath

Thermal imaging can also show where a roof is losing heat. Gaps in loft insulation and poorly insulated areas can stand out on the images. It works best when the building is heated and it is colder outside. Our report points out what the images suggest and where to look more closely. It is not an energy rating or a heat loss calculation. If you are worried about cold spots on ceilings under the roof and possible trapped moisture under a flat roof covering, we can find out what’s behind it.

In London’s terraces and conversions, roofs are packed close together, so privacy and neighbours matter as much as the view. Images are taken to show the roof we are surveying, with care for neighbours’ privacy, in Lessness Heath as anywhere. Mention access, height and anything unusual about the building when you book. The extra view helps most on steep slopes, tall stacks and rear additions.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Different roofs, different checks

GRP fibreglass roofs

Water can get through cracked GRP into the deck. We check cracks by eye and use the images to see whether there is a pattern around them.

Felt and asphalt flat roofs

Felt and asphalt sit tight to the layers below, which often helps the camera pick up differences. Any patterns are checked with moisture readings.

What we do, step by step

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. You are welcome to ask questions while we are there. In Lessness Heath, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. You let us know about the roof and any damp, leaks or cold rooms.
  2. We check the conditions and note how they may affect the images.
  3. We inspect the roof and take thermal images during the same visit.
  4. We back up the thermal patterns with moisture readings.
  5. You get the report the same day, with an in-person consultation to follow.

Before the survey

  • Have any questions written down, so nothing gets missed
  • Show us where any leaks or stains appear
  • Buyers: confirm access with the estate agent or seller

For landlords and managing agents

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it when you book and we will plan the visit with that in mind.

Your questions about thermal roof surveys in Lessness Heath

Are there drone restrictions around Lessness Heath?

It depends on the exact address and the weather on the day. The flight restriction zone around London City Airport comes within about 2 miles of Lessness Heath. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. A small drone can’t fly safely in strong wind or heavy rain, and the rest of the survey does not depend on the drone.

Can parking be tricky for a visit in Lessness Heath?

It depends on the street. If Lessness Heath has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.

Which days do you carry out surveys?

Surveys run on any day of the week. To find a day that suits you, call 07833 053749 or use the contact form.

Is it a structural engineer’s report?

No. We are experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

Does thermal imaging work on slate and tile roofs?

On pitched roofs, the camera can point to heat loss and some damp patterns. Our report is clear about what can be read from them, and we check them with a visual inspection and moisture readings.

When does the report arrive?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline as you book.

What conditions are best for thermal imaging?

Conditions on the day have a big effect on what the camera can show. A dry surface, little wind and a sunny spell beforehand help most. Our report notes the conditions and how they affected the findings.

Why it is worth a survey now in Lessness Heath

Repeated repairs that do not stop a leak are a sign the source hasn’t been traced. Thermal imaging with moisture readings can help narrow it down, rather than more guesswork. In Lessness Heath, as across London, an overflowing gutter soaks the wall below. A small blockage left for a few winters becomes a damp problem.

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

What a thermal roof survey looks like in Lessness Heath

The wider area around Lessness Heath has a long history of building, with Red House about 2.3 miles south-west. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Older coverings on steep or tall roofs are hard to judge from below, so close-up photos from the air and thermal images help.

If you run a business near Broadway Shopping Centre, large commercial roofs are often easiest to see by drone or thermal camera. If you live in an older home near Parish Church of All Saints, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view by drone or thermal camera helps. Take a building like Lessness Heath Primary School: a view from above covers a wide roof far faster than walking it.

How we price thermal roof surveys

What a survey costs depends on the time and equipment it needs. The main factors are:

  • The shape of the roof and its details
  • Roof area
  • Commercial roofs and larger buildings
  • The use of thermal imaging or a drone

All our prices include VAT. Thermal roof survey starts from £400, including VAT. You will know the exact price before booking.

Helping us price your survey

The more you tell us, the easier it is to price the survey. When you contact us, it is useful to mention:

  • Where any leaks, stains or damp patches show inside
  • Where the property is, with the postcode
  • Dates you are working to, like exchange
  • Pictures from the garden or a window, if you have them

To arrange a survey, phone 07833 053749 or send us an email with the address and what you’d like to know about the roof. We will confirm the price before booking.

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.
