Landlord roof surveys in Falconwood

What we do, step by step

Every roof is different, but as a rough guide the survey takes about 1–2 hours at a typical home; commercial roofs usually need 3–4 hours. If you have questions on the day, just ask. In a London area like Falconwood, the main things to sort out are parking and access: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from the ground, from windows, from inside the roof space and from the roof where it is safe.

  1. First, we confirm the scope and the purpose of the report.
  2. Access to flats and the loft space is arranged by you or your agent.
  3. Each roof is checked from safe vantage points and inside where possible.
  4. Every defect is photographed and its urgency noted where relevant.
  5. A written condition report follows to help you plan.

Advice

How a landlord roof survey works in Falconwood

Who pays for roof work on a block depends on the lease. We do not give legal advice on leases but we can give you an independent record of the roof’s condition. That can help when owners, freeholders and agents need to agree what happens next. The report sets out what we saw, with photographs and recommendations. We survey gutters and downpipes, rented houses and flat roofs on blocks, and people most often book us about ponding or splits on flat roofs and blocked gutters over flats.

Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Falconwood are no exception. Lead flashings and shared chimney stacks on these houses need a careful look too.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

FAQs for Falconwood

Is my home in Falconwood listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Is parking a problem for a survey in Falconwood?

Parking in Falconwood, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

Do you test for asbestos?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

How many surveys have you done?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys.

Do you carry out surveys on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

Do I need to be at home?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access; we will agree the details as you book.

What we look for on each type of roof

Shared chimney stacks

Shared stacks need everyone involved to agree work and the report helps with that.

Gutters and downpipes

Gutters are a common source of leaks on blocks. We check gutters, outlets and downpipes as far as can safely be seen.

Why act early in Falconwood

Relying on what tenants report means relying on what they can see. A ceiling stain often means water has been coming in for some time. We look at the roof, not just the symptoms. Blocked gutters and hoppers on London houses overflow and soak brickwork, which can lead to damp inside. A blocked outlet ignored for a winter or two can mean damp walls inside.

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, inc. VAT. We can help you choose the package that fits what you need to know.

Why us?

  • 5,000+ surveys completed
  • An independent view of the roof
  • Package prices that include VAT
  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID

What you can safely check yourself

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

Roofs, chimneys and gutters in Falconwood

The wider area around Falconwood has a long history of building, with Danson House about 1 mile east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.

Take a building like Bishop Ridley Church of England VA Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Trees in and around Shoulder of Mutton Green shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching. The streets around a church such as Bishop Ridley Church are often among the oldest in a place, and if you own one of the older houses nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.

Useful tips for Falconwood property owners

Getting the most from a landlord roof survey starts before we arrive and carries on afterwards. Some tips:

  • Keep past survey reports with the building’s records
  • Give tenants a simple way to report leaks
  • Make sure the loft space can be accessed
  • Check your lease or ask a solicitor about who pays

If anything in the report needs explaining, ask us. The Standard Survey includes a follow-up consultation, and Premium includes an in-person consultation.

Keep the loft space accessible so a surveyor can look inside the roof. Clutter around the hatch slows things down.
