Roof surveys for homes and businesses in Avery Hill

Three packages cover most roofs: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The Basic Survey gives a visual inspection, photos and written recommendations. Standard and Premium go further, like moisture detection, a structural check, thermal imaging and a drone where it applies. Each one comes with a written report. We survey ridges, hips and valleys, clay and concrete tiles and chimney stacks, and common reasons people get in touch are water stains on rafters and ceiling joists and gutters that overflow in heavy rain.

London has Victorian and Edwardian terraces in almost every borough, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Avery Hill are no exception. Lead flashings and shared chimney stacks on these houses need a careful look too.

Every survey ends with a written report, with photos, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

What we look for on each type of roof

Concrete interlocking tiles

Mortar at ridges and verges frequently cracks on tiled roofs. Loose ridges and gaps in the mortar are recorded, as wind can lift them.

Natural slate

Slate is common on older homes in London and the South East. Where several slates have slipped, the cause is often nail fatigue, and we say how widespread it looks.

Before and after the survey

Small things make a difference. Some pointers:

  • Look for debris in the garden after high winds
  • Check we can open the loft hatch
  • Find records of any re-roofing or repairs
  • Hold on to the report for future surveys

Any roofer you ask to quote can work from the report. The photos show what we found and where, so their quotes cover the same ground.

Check the loft now and then, with care and a good torch. Look for water marks, damp wood and chinks of light. Take photos of anything that changes.

Leave it or get it looked at?

Leaks rarely show up right away. Damp spreads through insulation and timber before anything shows below. A survey can pick up the early signs from the loft. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. When the stain finally shows, the damage underneath is frequently older than it looks.

Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

Avery Hill: your questions answered

Is drone flying allowed in Avery Hill?

Usually it comes down to two things: the airspace at the address and the weather. Avery Hill is about 2 miles from the edge of the flight restriction zone around London City Airport. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. A small drone cannot fly safely in high wind or heavy rain, though the rest of the survey goes ahead either way.

Does a conservation area affect roof work in Avery Hill?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Will the report say how many years my roof has left?

Not as a figure. We describe the condition of each part of the roof and how it is wearing, and we say what needs attention and how urgently.

Can you survey at the weekend?

Surveys run on any day of the week. To arrange a date, ring 07833 053749 or use the contact form.

What does a roof survey include?

All the main parts of the roof: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Roofs, chimneys and gutters in Avery Hill

The wider area around Avery Hill has a long history of building, with Eltham Palace about 1.2 miles west. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Living close to Shoulder of Mutton Green is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. Landlords with a home close to Falconwood station may find that a dated record of the roof is useful when planning maintenance across a let. If you live in an older home near Church of Holy Trinity, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Landlord and commercial surveys in Avery Hill

Landlords, agents and building managers in Avery Hill and across Greater London can book any of our surveys. To discuss a property or a block, phone 07833 053749 or send us an email.

Letting agents can arrange access with tenants, at a time agreed in advance. We survey on any day of the week, which helps when tenants work during the week.

What we do, step by step

We check the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit typically takes between one and two hours for most homes, depending on how many separate roofs there are. In Avery Hill, as in much of London, a good many properties are flats or terraces without side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, tell us as you book.

  1. You tell us about the property and any concerns.
  2. We arrange a day that suits you, including weekends.
  3. We check the roof from each safe vantage point, inside and out.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. We email a report with photos and recommendations.

Before the survey

  • Move anything stored under the loft hatch
  • Check we can get to the back of the property
  • Keep pets out of the way during the survey

Advice

Should I look at the roof myself first?

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.
