Roof leak investigation in Well Hall
A leak that comes and goes can be the hardest to pin down. Driving rain from one direction, melting snow or a gutter that overflows in a downpour can all set it off. Notes on when it leaks, and what the weather was doing, help us, along with any photos you’ve taken. Even on a dry day, a leak usually leaves clues: stained timbers, tide marks and damp underlay. Moisture readings show where materials are still wet. Common reasons to book are leaks below a flat extension roof and drips in the loft during heavy rain, across lead flashings, chimney stacks and slate and tile slopes.
London’s Victorian and Edwardian roofs have often been repaired many times, so a new leak can be the latest sign of wear rather than a single event. Insurers typically exclude wear and tear, so it is useful to know whether damage is old or new. That’s as true in Well Hall as anywhere in London. Photos and a written account give you something specific to show an insurer, a landlord or a roofer.
The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Roof by roof
Flat roof upstands and outlets
On a flat roof, a leak can show some distance from the split. Moisture readings and thermal imaging can help narrow it down where conditions suit.
Chimney stacks
Water that gets in at the top can show up lower down. Unused flues with open pots can let rain straight in.
Roof leak investigations in Well Hall: local notes
Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Different coverings let water in at different points, which shapes where the search starts. About 0.7 miles south lies Eltham Palace, a reminder of how long the area around Well Hall has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.
If you look after a shop, office or commercial unit, for example near Lewisham Shopping Centre, water through a ceiling can damage stock and close a sales floor, so the source needs finding fast. Take an older house close to St Barnabas: old mortar, worn lead and slipped slates are the usual suspects when water gets in. Trees in and around Eltham Common shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.

Well Hall: your questions answered
Is my home in Well Hall listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Will parking be an issue for a roof survey in Well Hall?
It rarely stops a survey, but it is worth planning. Let us know what parking is available nearby, and the visit is planned around it.
Can you trace a leak in dry weather?
In most cases, yes. Moisture detection shows where materials are damp even on a dry day. If a leak only appears in driving rain from one direction, we’ll tell you what we found and what’s most likely.
Is this a RICS survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
Is Well Hall in your area?
Yes. We survey roofs in Well Hall and the rest of Greater London, as part of our work across London and the South East. To book, ring 07833 053749 or drop us an email.
Do you use thermal imaging to find leaks?
It can, when the conditions are right. The best results come after a sunny day, on a dry roof with little wind. Damp areas can hold heat differently from dry ones. We always check what it shows with moisture readings.
How much does a roof leak investigation cost in Well Hall?
Our price is from £150, including VAT. The final figure depends on the roof and the package you choose.
Tips from our surveys
A survey works best with a little help from you, before and after. Some tips:
- Tell us if there are tanks or pipes in the loft
- Stay off ladders and the roof
- Move stored items away from the hatch
- Take dated photos of the leak
Standard includes a follow-up consultation to talk the findings through, while Premium includes one in person. It’s a chance to ask about anything in the report.
Have flashings and flat roofs looked at every few years. Flashings, valleys and flat roof details are frequent weak points, and wear is easier to deal with before water gets in.
Can I check my roof myself?
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Landlord and commercial surveys in Well Hall
Freeholders and residents’ companies use a roof report to plan and budget.
An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.
What happens on the day
There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. A typical survey takes about 1–2 hours for most houses, and about three to four hours for a commercial roof. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. If that applies to your building, it’s useful to agree access with the neighbours or the managing agent first. Otherwise, the visit in Well Hall runs like any other.
- You let us know where the water appears, when, and what the weather was doing.
- Inside, we look at the stain and the ceiling around it.
- From the loft space, we trace the water’s route where there is safe access.
- We inspect the likely entry points outside, from ground level, windows and the roof where safe.
- We email a written report showing where the water most likely gets in.
Before the survey
- Jot down any questions you want answered
- Keep pets inside or away from the areas we are looking at
- Clear the way to the loft hatch
