Flat roof surveys for homes and businesses in Blackfen

A flat roof leak often travels before it shows on the ceiling. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. That’s why we check every detail across the roof, not only the area above the stain, with photos of anything that could be letting water in. Whoever carries out the work then has a clear starting point. We survey upstands and outlets, single-ply membranes and mastic asphalt, and people most often book us about damaged trims at the roof edge and dips that suggest the deck is deflecting.

Commercial and residential blocks across London often have big flat roofs with plant, rooflights and access walkways. Every penetration and upstand is a place where a membrane can fail. For a building in Blackfen, access is agreed with whoever manages the roof ahead of the visit. Rooflights, plant supports and pipe entries are common places for a membrane to fail.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Signs you need a flat roof survey in Blackfen

Ponding keeps the covering wet and wears it faster. Blocked outlets, poor falls and a sagging deck are the usual causes. Leaves and silt from nearby trees can soon choke an outlet.

Most people get in touch after spotting one of these:

  • Ponding water that does not drain away
  • Dips that suggest the deck is deflecting
  • Leaks around rooflights
  • Splits, cracks and crazing

For businesses in and around places like Broadway Shopping Centre, outlets and upstands on commercial flat roofs are the places to check before trouble starts.

What a good roof survey covers

What we look for on each type of roof

Felt and built-up roofs

Felt roofs frequently last around 15 to 20 years, depending on how they were laid and looked after. We record how yours is doing and where it’s weakest.

Single-ply membranes

Plant, fixings and foot traffic can all damage a single-ply roof. We note any punctures, tears and loose areas we can see.

Flat and commercial roofs around Blackfen

The wider area around Blackfen has a long history of building, with Danson House about 1.2 miles east. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

If you own a rental within reach of Falconwood station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. Take an older house close to Church of the Good Shepherd: the joins between later flat roofs and the old walls are where problems typically start.

Blackfen: your questions answered

Will parking be an issue for a roof survey in Blackfen?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.

Is Blackfen in the area you cover?

Yes. We survey roofs across London and the South East, and Blackfen is part of that. You can call 07833 053749 or email us with the address and some details.

What do I do with the report?

You’ll get the report by email. With Standard there is a follow-up consultation; with Premium, an in-person consultation.

Can you inspect my roof with a drone?

Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules. We hold a CAA Flyer ID and Operator ID.

Is a flat roof survey the same as a building survey?

No. We look closely at the flat roof rather than the whole building. It works alongside a RICS home survey, not instead of one, and it is not a structural engineer’s report.

Will you check the loft?

If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging.

How experienced are you?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of clients are satisfied.

DIY checks: what’s safe

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Honest limits

In fairness, a roof survey has limits:

  • Fragile surfaces, which we don’t walk on
  • Structural calculations, which need a structural engineer
  • Asbestos testing, which needs a specialist asbestos surveyor

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you. What a survey covers and does not.

What we check

  • GRP fibreglass
  • Felt flat roofs
  • Single-ply membranes
  • Upstands and outlets
  • Mastic asphalt
  • EPDM rubber

What affects the price in Blackfen

The price reflects the time and kit the roof needs. That comes down to:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Which survey package you book
  • Building height and the viewpoints available
  • Extensions, dormers and garages with roofs of their own

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.

What we need to know

There is no need for technical words. Just let us know:

  • Your timetable, like an exchange date
  • Any marks or damp showing indoors
  • Anything about access we should know
  • What made you get in touch

Photos help, if you have them. Take them safely from ground level or a window; never climb up to get a better view. To get started, phone 07833 053749 or use the contact form.

What happens on the day

The visit usually starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. All told, expect about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In Blackfen, as in much of London, lots of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, tell us when you book.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We look at the roof from wherever it can safely be seen.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. We send a written report with photos, the defects we found and what we recommend.

Getting ready for the survey

  • Mention any parking restrictions on your street
  • Unlock side gates and any roof access doors
  • Tell us about any leaks, stains or damp patches you know of
