Thermal roof surveys near Blackfen

Thermal roof survey in Blackfen: what you get

We present each thermal image next to a normal photo of the same area, making it clear where on the roof each pattern is. We explain what each pattern may mean, what the moisture readings found and what we recommend. With a Premium Survey, the report reaches you the same day. You can talk the findings through with us at the in-person consultation. A follow-up 12 months later is included too. We are frequently asked to look into wet areas near outlets and upstands and leaks far from where the stain appears, on loft conversions, pitched roof slopes and flat roofs.

London’s roofs are frequently hard to see from the street: butterfly roofs behind parapets, dormer tops and flat roofs over back additions. Drone photos and thermal images can show parts of a roof that are hard to reach safely. Weather on the day decides whether it goes ahead, in Blackfen as anywhere. What a thermal image shows is temperature, so anything that looks like moisture is checked with a meter.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What you can safely check yourself

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

Why act early in Blackfen

For buyers, a thermal survey adds detail that a visual inspection can’t give. Hidden problems found before exchange can be raised with the seller or agent. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.

Thermal roof survey starts from £400, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT.

What we look for on each type of roof

Pitched slate and tile roofs

Even on pitched roofs, the camera can point to heat loss and some damp. The report explains what the images can tell you and what they can’t.

Single-ply and EPDM roofs

On larger commercial single-ply roofs, thermal imaging can help target moisture readings. It focuses the survey on the areas that matter.

The survey, step by step

There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. A typical survey takes about one to two hours for most homes, plus time to check any thermal findings with moisture readings. In a London conversion, the way into the loft space is often from a communal landing or the top flat. Where that is the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. The roof is inspected visually from safe viewpoints.
  3. Thermal images are taken to show differences in surface temperature.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. The report sets out the images, what they suggest and what we recommend.

Before the survey

  • If you’re buying, check with the agent that we can get in
  • Keep pets in another room
  • If the roof is shared, arrange access with whoever manages the building

Common questions in Blackfen

How do I find out if my home in Blackfen is listed?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Are there drone restrictions around Blackfen?

That depends on where the roof is and on the weather. The flight restriction zone around London City Airport comes within about 2 miles of Blackfen. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. A small drone cannot fly safely in strong wind or heavy rain, though the rest of the survey goes ahead either way.

What’s the best way to book?

Just ring 07833 053749 or use the contact form with the address. We’ll ask a few questions, confirm the price and agree a date.

Will you walk on the roof?

Only where it is safe to do so. We inspect what can safely be seen: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. Anything we can’t see is noted in the report.

Are you structural engineers?

No. We note visible signs such as sagging or deflection, but we’re not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.

Can thermal imaging show missing insulation?

The camera can point to heat loss and gaps in insulation. We don’t give energy ratings or heat loss calculations, but the report shows where to look more closely.

Can you tell me if my roof has asbestos?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

Rented homes, blocks and businesses

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.

Any of our surveys can be booked by landlords, agents and building managers in Blackfen. To discuss a property or a block, phone 07833 053749 or send us an email.

Drones, thermal imaging and Blackfen roofs

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Many roofs like these can’t be judged properly from the pavement, and that’s where a view from above or a thermal image earns its place. Blackfen is about 2 miles from the edge of the flight restriction zone around London City Airport. If your survey includes the drone, the exact boundary is checked for the address first.

If you look after a shop, office or commercial unit, for example near Broadway Shopping Centre, big, flat commercial roofs are where aerial photos and thermal images help most. Parking in Blackfen, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day easier. Anyone responsible for a site like Our Lady of the Rosary Catholic Primary School will know that a view from above covers a wide roof far faster than walking it.
