How a roof survey works in St Mary Cray
We inspect what can safely be seen: from the ground, from windows and other vantage points, from inside the loft and from the roof itself where it’s safe. The Premium Survey adds thermal imaging and, where it applies, a drone, which helps with tall or steep roofs. All we need from you is access to the property and the loft. Everything we see is photographed for the report. We survey flat roofs, clay and concrete tiles and the roof space, and people most often book us about loose ridge or hip tiles and torn or sagging underlay.
Victorian and Edwardian terraces are found right across London, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. Homes in St Mary Cray are no exception. Shared chimney stacks and the lead around them are just as important to check.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

DIY checks: what’s safe
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
Local roofs in St Mary Cray
Bromley Palace, about 3.8 miles west, is one of the historic houses in the wider area around St Mary Cray. If you own one of the older houses, expect a mix of original materials and later repairs on the roof. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Knowing the covering helps explain which parts of a roof are likely to need work first.
If you live in an older home near Church of St Mary, its roof may have old fixings, lead flashings and chimneys that need a closer look. Trees in and around Jubilee Country Park shed leaves that can end up in nearby gutters. Shop and office owners around The Mall may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

What else we do in St Mary Cray
Before and after the survey
These tips come from what we see on roofs every week:
- Gather any paperwork for past roof work
- Clear the loft hatch area before we arrive
- Photograph stains when they appear
- Check the roof from ground level after storms
Standard includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. It is a chance to ask questions about anything in the report.
Keep the roof space ventilated. A stuffy loft collects condensation, which can dampen timbers and insulation over time. Keep insulation clear of eaves vents.
What a roof survey does not cover
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- A structural engineer’s report
- Asbestos testing of any kind
- Defects hidden under coverings or inside walls without opening up

Your questions about roof surveys in St Mary Cray
Can a landlord with a rental near St Mary Cray station book a roof survey?
Yes, landlords and letting agents book with us as well as owners. You can ring 07833 053749 or send us an email with the address and some details, including who will give access on the day.
Is my home in St Mary Cray listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Can you survey a shared roof?
Yes. Shared roofs just need a little more planning. Tell us about it when booking and we’ll plan the survey around it.
How many surveys have you done?
We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs.
Are you insured?
We’re covered by professional indemnity and public liability insurance.
How long does a roof survey take?
It usually takes about 1–2 hours for a house, and more on a big or complicated roof. Report times depend on the package.
Can you inspect a terraced or semi-detached roof?
Yes. We inspect what the owner gives us access to. Where a defect looks to be on the neighbour’s side, the report says so.
How the survey works
Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. Then the inspection itself takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In a London conversion, the way into the roof space is frequently from a communal landing or the top flat. Where that’s the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.
