Every survey has limits, and it’s better to know them up front. Keep these in mind:

  • What’s under the covering or behind the plaster
  • Whether rotten timbers meet design loads
  • A promise to find every leak on a single visit

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you. The full list of what we check.

Roof leak investigation in Soho

On older houses, leaks often start at lead work and hidden gutters. Worn lead, tired valley linings and blocked parapet outlets are frequent causes. A central valley gutter on a butterfly roof frequently turns out to be the source in heavy rain. Parapet walls and their gutters are checked from wherever it is safe. Our report shows what we found, with photos. If you’re worried about damp patches next to the stack and leaks below a flat extension roof, a survey will tell you what’s going on, whatever the roof.

In converted houses and blocks across London, water from a roof can run a long way before it shows on a ceiling. That makes the source hard to pin down, and finding it matters for whoever has to deal with it. We check what we are given access to in Soho, inside and out. It’s useful to know when the water appears and in what weather.

The report does not just list problems. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

Landlords, agents and block managers in Soho

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

What affects the price in Soho

The price reflects the time and kit the roof needs. The main factors are:

  • The size of the roof
  • Commercial roofs and larger buildings
  • The height of the building and how the roof can safely be seen
  • If the survey needs thermal imaging or a drone

All our prices include VAT. Roof leak investigation starts from £150, including VAT. We confirm the price for your survey before booking.

What we need to know

What helps most when you contact us:

  • Where any leaks, stains or damp patches show inside
  • Any photos you have, taken from ground level or a window
  • Why you want a survey: buying, a leak, a storm or new work
  • Where the property is, with the postcode

You can call us seven days a week, including Saturdays and Sundays. For a price or to book, phone 07833 053749 or send us an email.

Roof leak investigations in Soho: local notes

Benjamin Franklin House, about 0.5 miles south-east, is one of the historic houses in the wider area around Soho. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Different coverings let water in at different points, which shapes where the search starts.

If you own one of the older houses in the streets near St Anne's Church, lead flashings, valleys and old chimneys are typical places for water to get in. For landlords with property near Tottenham Court Road station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. If you live near a park such as St Anne's Churchyard, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.

Soho is about 1 mile east of City of Westminster, in Greater London. Whether the building in Soho is a house, a flat or a commercial unit, we can survey the roof. Across Greater London, we cover Soho and the places around it.

Surveys in W1F, W1T and W1D work the same way as everywhere else we cover. Local streets include Duck Lane, Drury Lane and Bridle Lane. Being close to the A4 and A301, Soho is easy for us to reach. We also cover the places around Soho: West End (1 mile east), Chinatown (1 mile south), Seven Dials (1 mile east), St Giles (1 mile north-east) and St James's (1 mile south). We also work in nearby towns such as Kensington (3 miles west), Walthamstow (7 miles north-east), Whitechapel (3 miles east), Hampstead (3 miles north-west), Ruislip (13 miles west) and Stockwell (3 miles south).

Landmarks near Soho

Around Soho, our work takes us to homes and buildings near Bar Soho, St Anne's Churchyard and Harris Westminster Sixth Form and the streets around them. Also close by are LITE Regal International School (0.6 miles west) and London Library (0.5 miles south-west). Soho has its own railway station: Tottenham Court Road station. A little further out are Kingly Court (less than half a mile west) and Montfichet's Tower (1.3 miles east). For a walk, there’s St. James's Park Lake and Ludgate Hill.

FAQs for Soho

Can parking be tricky for a visit in Soho?

It can be, so it helps to let us know about permits, visitor bays or off-street space when you book. The visit is then planned around what’s available.

Is my home in Soho listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

How experienced are you?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning. Mention it when you get in touch and we’ll plan the survey around it.

Why is not the leak directly above the stain?

Because water travels. It can follow a timber or the underlay a long way first, so the entry point is often well away from the mark. We follow the route back instead of guessing.

How long does the visit take?

Allow about 1–2 hours, more where the leak is intermittent or the roof is large. We’ll confirm what to expect when we arrange the visit.

What does the report include?

It explains what we saw, what it means and what we’d suggest, backed by photographs. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

Leave it or get it looked at?

Guesswork repairs are a common reason leaks keep coming back. The real way in may be a metre or more away. An investigation finds the likely cause first. London’s older roofs often have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

To find out what your survey will cost, ring 07833 053749 or send us an email and let us know about the roof. We will confirm the figure before booking.

What happens on the day

A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from every safe vantage point, take photos as we go and make notes for the report. Most visits take about 1–2 hours for most homes, though a hard-to-trace leak can take longer. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, tell us when you book.

  1. You pick a Basic, Standard or Premium Survey.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We inspect inside and out, starting from the stain.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. The report explains the likely entry point and what needs attention.

How to prepare

  • Have keys ready for side gates, garages or roof access doors
  • Let us know about parking before the day
  • Buyers: confirm access with the estate agent or seller

Advice

What you can safely check yourself

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
