Gutter surveys around Soho
Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. With Benjamin Franklin House about 0.5 miles south-east, Soho sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.
Take a building like Soho Parish CofE Primary School: a written record of a large roof helps plan work for the holidays rather than in term time. If you let a flat or house near Tottenham Court Road station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

How a gutter survey works in Soho
This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey, so we can’t see inside underground pipes. Where water seems to be backing up from below ground, the report will say so, so you can get the drains checked separately. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. If you are worried about brackets that have dropped or snapped and gutters full of debris and silt, a survey will tell you what’s going on, whatever the roof.
Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are often shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in Soho as anywhere. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photographs.
We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photo where possible, and recommendations are put by urgency where it matters.

Should I look at the roof myself first?
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in.
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
What affects the cost of gutter surveys
Not every roof costs the same to survey, for these reasons:
- Roof area
- House, block, shop or office
- Whether thermal imaging or a drone is needed
- The shape of the roof and its details
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.
Helping us price your survey
There’s no need for technical words. Just let us know:
- Any marks or damp showing indoors
- Your postcode, so we can check access and travel
- The kind of building and roof involved
- The reason for the survey, like buying, a leak or storm damage
Every survey is priced before it’s booked, so you know the cost up front. Prices start from £150, including VAT. To book, call 07833 053749 or drop us an email.
FAQs for Soho
Can parking be tricky for a visit in Soho?
Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.
Do you survey roofs for landlords with property near Tottenham Court Road station?
Of course. We just need to know who will give access, and the report can go straight to you or your agent.
Could my damp wall be caused by the gutters?
Leaking gutters and downpipes are a common cause of damp walls, and the survey looks for that. If the evidence points elsewhere, we will say so as far as we can tell from what’s visible.
What’s the best way to book?
The quickest way is to call 07833 053749 or email us. Give us the address and some details about the roof, and we’ll take it from there. Surveys run on weekdays and at weekends.
When does the report arrive?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed, ready to forward.
What insurance do you have?
Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.
Does the report include photographs?
Yes. Photographs are part of every report, so you can see exactly what each finding refers to.
The survey, step by step
The visit has one job: to see as much of the gutter as can be seen safely and record it clearly. Notes and photos go into the written report. It typically takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. From the street, a London terrace normally shows only its front slope or parapet, so a visit in Soho moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Let us know who holds the keys.
- First, we agree the areas to focus on.
- Each gutter run is checked for blockages, sags and leaking joints.
- We check the outlets, hoppers, downpipes and any overflows.
- We check fascias, soffits and walls for water damage.
- Findings are photographed and set out in a written report.
Getting ready for the survey
- Let us know about parking before the day
- For a flat or shared roof, check access with the building owner or managing agent
- Leave side gates unlocked
How to book
Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, so ring 07833 053749 or drop us an email with the details.

When to book a survey in Soho
Gutter brackets work loose or corrode with age. Wet leaves and silt add a lot of weight, and that weight pulls sections out of line. Lose the fall and water gathers in the dip, then overflows.
People usually book a survey after spotting something like this:
- Choked outlets or hopper heads
- Water backing up from a hidden gutter
- Soffits marked by water
- Gutters overflowing in heavy rain
If you live in an older home near St Anne's Church, its roof may have old fixings, lead flashings and chimneys that need a closer look.
What to check before booking
- Whether the price includes VAT
- Will the report include photos?
- How much experience they have with roofs like yours
- Whether the loft space is looked at, where there is one

What a gutter survey does not cover
To be straight with you, a roof survey has limits:
- What’s hidden inside a downpipe
- What’s behind fascias and inside walls
- The inside of buried drains
If you’re not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer before you book. What a survey covers and doesn’t.
What this survey covers
- Valley gutters
- Fascias and soffits
- Parapet and box gutters
- Eaves gutters
- Downpipes
- Outlets and hoppers
Tips that help
Getting the most from a gutter survey starts before we arrive and carries on afterwards. Tips:
- Check downpipe clips are holding
- Don’t climb a ladder to look in the gutters
- Ask for valleys and parapet gutters to be cleared too
- Look out for overflows when it pours
Report times depend on the package you choose: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. We email it to you as soon as it is ready.
Deal with drips, sags and loose downpipes early. Left alone, they normally grow and spilled water harms brickwork and woodwork.
