A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

How a gutter survey works in St James's

We survey gutters and rainwater systems in St James's and right across London and the South East. On the day, we inspect what can be seen safely from the ground, windows, the loft space and the roof where it’s safe. Time on site typically takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. Afterwards, you get a written report with photos and recommendations. We survey downpipes, valley gutters and outlets and hoppers, and common reasons people get in touch are dripping or leaking gutter joints and water spilling over the gutter edge.

Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is normally a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in St James's as anywhere. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photographs.

Findings are set out part by part, from the main slopes down to the gutters and outlets. It records what’s sound as well as what isn’t.

Gutter surveys around St James's

Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Marlborough House, about 0.3 miles south-west, is one of the historic houses in the wider area around St James's. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

For an older house near a landmark such as St James’s Church, its chimney, valleys and lead work are likely to be the parts that need attention first. Anyone responsible for a site like Soho Parish CofE Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

FAQs for St James's

Is my home in St James's listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Is parking a problem for a survey in St James's?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. The visit is then planned around what’s available.

Will the survey check for asbestos?

No. We don’t carry out asbestos testing. If rainwater goods or soffits look like they could contain asbestos, we note it and recommend a specialist asbestos surveyor checks them before they’re disturbed.

What will the report tell me?

You get our findings in writing, part by part, with photos, and ends with what we recommend. The most urgent items are made clear.

Will I get photos?

Yes, every report has them. Pictures sit next to the findings they show.

Are you structural engineers?

No. Our survey is not a structural engineer’s report, and it does not include calculations. If we see signs that need an engineer’s opinion, we’ll recommend one.

When is the best time for a gutter survey?

You can book at any time of year. Booking before autumn and winter gives you time to plan though problems frequently show up after heavy rain.

How the survey works

Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit normally takes an hour or two for most houses, rising to roughly 3–4 hours on a commercial building. From the street, a London terrace typically shows only its front slope or parapet, so in St James's we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Tell us who holds the keys.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. Where it is safe, we check the loft for signs of water.
  5. A written report with photographs and recommendations follows.

Preparing for the visit

  • Let us know about parking near the property
  • If you’re buying, let the agent know when we are coming

Advice

What you can safely check yourself

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when you book and it will help the survey.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in.

Why get it checked now?

A blocked valley or parapet gutter doesn’t spill harmlessly. It can back up into the roof space and the rooms below, often in the heaviest rain. It is worth having these gutters looked at before the wetter months. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.

How the survey changes by roof type

Fascias and soffits

Fascias carry the gutters, so rot in the boards can loosen the whole run. Damaged or stained boards are recorded.

Plastic (uPVC) gutters

Many homes have plastic gutters and downpipes. Their joints can leak as the seals wear and brackets may drop under the weight of debris.

Signs you need a gutter survey in St James's

Leaves are behind most blocked gutters. Nearby trees drop leaves, twigs and seeds into gutters every autumn and the debris builds up at the outlets. Once an outlet is choked, the gutter fills and overflows.

We’re often asked to look at:

  • Gutters packed with leaves or moss
  • Fascia boards damaged by overflowing water
  • Water backing up from a hidden gutter
  • Gutters that have fallen out of line

Trees in and around St Anne's Churchyard shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.
