Flat roof surveys for homes and businesses in Covent Garden

Each flat roof is looked at from the safest viewpoints we have: on the roof where it is safe, from windows and higher ground, and from the rooms below where we can reach them. Fragile rooflights and fragile sheets are never walked on. Where any area can’t be viewed safely, we say so in the report, so the limits of the survey are clear. If you’ve noticed signs of deflection in the roof deck and ponding water that doesn’t drain away, we can find out what’s behind it, on upstands and outlets, GRP fibreglass and felt flat roofs alike.

Across London, flat roofs are everywhere, from back additions and dormers to roof terraces, blocks of flats and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, and each fails in its own way. Which one is on a roof in Covent Garden shapes how it’s checked. Many older flat roofs are felt or asphalt, and many newer ones EPDM rubber or GRP.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

What happens if roof problems are left?

Standing water on a flat roof rarely sorts itself out. Most often it means blocked outlets, poor falls or a deck that is dipping, and each wet season wears the covering further. Finding the cause now keeps more options open. In Covent Garden, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Flat roof survey starts from £150, including VAT.

DIY checks: what’s safe

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Common roof problems in Covent Garden

No flat roof covering lasts for ever. Felt roofs frequently last around 15 to 20 years, EPDM often 30 to 50 years and GRP up to about 30, though workmanship and upkeep make a big difference. We can tell you how your roof is doing, whatever its age.

Common reasons to book include:

  • Blistering in felt or asphalt
  • Gaps at upstands and abutments
  • Signs of deflection in the roof deck
  • Blocked or damaged outlets

A roof leak in a hotel or guest house around Covent Garden means lost rooms as well as repairs.

Covent Garden questions

Is my home in Covent Garden listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you cover commercial flat roofs around Covent Garden?

Yes. As well as homes, we check flat roofs on offices, hotels, blocks of flats and commercial units. For a bigger roof, you’ll get a quote based on the building, and roof access is agreed with you ahead of the visit.

Can you tell me if my roof has asbestos?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

Do I need to be at home?

Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you as you book.

Is Covent Garden in your area?

Yes. We carry out flat roof surveys in Covent Garden.

How experienced are you?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.

What’s in the survey report?

It sets out what we found, why it matters and what we recommend, with photographs throughout. It also says if any part of the roof couldn’t be seen safely.

Flat and commercial roofs around Covent Garden

Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. If your home in Covent Garden is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops. There are several hotels within about a mile and a half of Covent Garden, and like offices and blocks, hotels often sit under flat roofs. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use.

Historic houses such as Benjamin Franklin House, about 0.4 miles south, show how far back building around Covent Garden goes. On a period home nearby, any flat roof is likely to be a later addition with its own lifespan. If you run a business near Kingly Court, the flat roofs over shops and commercial units are worth checking before a leak, not after.

What we do, step by step

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from each safe vantage point, take photographs as we go and record our findings for the written report. It usually takes about 1–2 hours for a small flat roof at home, and longer for a large commercial one. From the street, a London terrace normally shows only its front slope or parapet, so in Covent Garden we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Tell us who holds the keys.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We check the roof from ground level, windows and the roof where it’s safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. The report, with photographs and recommendations, comes to you by email.

Tips that help

You do not need to be a roofer to help. Here’s what helps most:

  • Keep records of when the roof was laid and what work has been done
  • Book a survey every few years
  • Watch the ceilings below the flat roof for stains
  • Check that new brackets or units haven’t damaged the covering

Landlords, owners and managing agents can keep the report as a dated record of the roof. It is useful when planning upkeep and setting budgets, and it gives a baseline to compare against next time.

Small defects are simpler to deal with while they’re still small. A flat roof that is looked after between surveys typically lasts longer.

What affects the cost of flat roof surveys

To price your survey, we look at:

  • Which survey package you book
  • Whether thermal imaging or a drone is needed
  • Commercial roofs and larger buildings
  • The size of the roof

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. The price for your roof depends on its size, access and what you want to find out.

Helping us price your survey

When you call or email, these details help:

  • The kind of building and roof involved
  • Pictures from the garden or a window, if you have them
  • Why you want a survey: buying, a leak, a storm or new work
  • Dates you are working to, such as exchange

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or send us an email when you’re ready.
