Covent Garden Pre-Purchase Roof Survey
A roof survey before you buy a house or flat across Covent Garden, with drones and thermal imaging where they help. Call or email for a price.
- Worn or lifted lead flashings
- Gutters that overflow or drip at the joints
- Ponding, blisters or splits on a flat roof
What we look for on each type of roof
Flat roofs
Standing water, blisters, splits and tired upstands all point to wear. Blocked outlets are checked as well.
Chimney stacks
We inspect the outside of the stack, and it is not a flue or gas safety check. We will say if the flue needs a specialist.
Pre-purchase roof survey in Covent Garden
A RICS Level 2 or Level 3 survey covers the whole building, so the roof is one item among many. Our survey isn’t a RICS survey, and it doesn’t replace one. What it adds is a closer look at the roof alone, with photographs of what we find and written recommendations. You can have both if you want the fullest picture. We survey the roof space, flat-roofed extensions and dormers and gutters and downpipes, and common reasons people get in touch are flashings that have lifted or split and loose pots and cracked flaunching.
London terraces and converted houses often share a roof line, chimney stacks and gutters with the house next door, with parapet walls and party-wall upstands marking where one roof ends and the next begins. That matters for anyone buying in Covent Garden or checking a new roof there: only the parts we’re given access to and can see safely are inspected. For a flat, the lease usually says who looks after the roof.
Where we can’t see part of the roof, the report says so. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

For landlords and managing agents
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.
Any of our surveys can be booked by landlords, agents and building managers in Covent Garden. For a price for a let property or a block, call 07833 053749 or email us.
How we price pre-purchase roof surveys
We confirm the price for your survey before booking. This is what makes a difference:
- Chimneys, valleys, parapets and other details
- Basic, Standard or Premium
- Extensions, dormers and garages with roofs of their own
- Any need for thermal images or a drone flight
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 including VAT. We can help you choose the package that fits what you need to know.
What we need to know
There is no need for technical words. It is enough to let us know:
- How the loft is reached, if there is one
- Where any leaks, stains or damp patches show inside
- Why you want a survey: buying, a leak, a storm or new work
- When you need the report by
Most bookings start with a short call: ring 07833 053749 or use the contact form. You will have a price before anything is arranged.
Why get it checked now?
The lender’s valuation is done for the lender, not for you. It looks at whether the property is suitable security for the loan, and it will not look closely at the roof. A roof survey is carried out for the buyer. Blocked gutters and hoppers on London houses overflow and soak brickwork. A blocked outlet ignored for a winter or two can mean damp walls inside.
The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.

How the survey works
When we arrive, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can safely be seen. The survey usually takes about one to two hours on an ordinary house; commercial roofs usually need 3–4 hours. In Covent Garden, as in much of London, plenty of properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents as you book.
- After your offer is agreed, you book and share your timetable.
- Access to the house and the roof space is agreed in advance.
- The visit begins outside, from ground level and any safe vantage points.
- We then look from upstairs windows and inside the loft where it’s safe.
- You get a report with photographs and recommendations before you exchange.
Before we arrive
- Make sure the loft hatch can be reached
- Have any questions written down, so nothing gets missed
- Note where any stains or damp appear

Before and after the survey
Getting the most from a pre-purchase roof survey starts before we arrive and carries on afterwards. Some tips:
- Ask for loft access on the day
- Check the lease for roof repair responsibilities
- Share the report with your solicitor
- Book once your offer is accepted
With the findings in hand, you can talk to the seller or their agent. Some buyers ask for repairs before completion, others ask for a change to the price. What happens next is your decision and the seller’s.
After strong winds, look at the roof from the ground. Pieces of slate or tile in the garden mean something has moved. Dealing with them early keeps water out.

Common questions in Covent Garden
Is my home in Covent Garden listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Is parking a problem for a survey in Covent Garden?
It can be, so it helps to let us know about permits, visitor bays or off-street space when booking. That way the visit can be planned around it.
What if it rains on the day?
Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather is not right.
Do you survey roofs on blocks of flats?
Yes. A shared roof needs access agreed first, with the building owner or managing agent. Mention it when you get in touch and we will plan the survey around it.
What’s the best way to book?
Simply phone 07833 053749 or send us an email with the address. We’ll ask a few questions, confirm the price and agree a date.
What insurance do you have?
Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.
How soon is the report ready?
It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Tell us your exchange date and we’ll help you choose.
Local roofs and buyers in Covent Garden
Covent Garden is about 2 miles from the restricted area over the City of London, where drone flights need permission from NATS. If the drone is used for your survey, the address is checked against it before any flight. Covent Garden is about 2 miles from the edge of the flight restriction zone around London Heliport in Battersea. Where the drone is part of the survey, we check the exact boundary for the address before flying.
For landlords with property near London Charing Cross station, a roof report gives you a clear picture before you buy or settle up with a roofer. As a London address, Covent Garden can be tricky for parking: let us know about parking bays, permits or a driveway when booking, as a space near the door can’t be promised. If you live in an older home near Crown Court Church, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.
